and today I wanted to talk to you

about a situation that
came up this last week.

I had a client that was
interested in purchasing a home
[17]
on a golf course, for his family.
[20]
He was a good, avid golfer,
but obviously his family
[24]
weren't playing golf yet,
but I thought we'd talk
[27]
a little bit about maybe seven
different areas that might
[29]
be considered when purchasing
a property on a golf course.
[33]
And the first one is,
finding out is it a private,
[37]
semi-private, maybe a public course.
[40]
The difference might be, there might be
[42]
a lot more people playing it
if it were a public course,
[45]
versus a private course.
[47]
The second would be do
they have tournaments?
[50]
Do they have weddings? Do
they have charity events?
[52]
So, if it's not only open for golf,
[55]
they may have certain events that maybe
[59]
limiting how much parking is in the area.
[61]
How much traffic is coming
in and outta the area.
[64]
So there's some of the things,
[65]
depending on how close
you are to the golf club,
[68]
might have considerable,
you know decisions
[71]
that you might have to
make about the location
[74]
of the property towards the golf club.
[77]
The third one is the house itself.
[80]
Is it located on the green,
the fairway, or the tee box?
[86]
Now this might have something to do with
[88]
if you are on the green,
you are obviously gonna have
[90]
people that are gonna be
there for a lot longer time,
[93]
so they are going to be kind
of meandering around the green,
[95]
whereas if they are teeing
off, it's pretty quick,
[97]
they go up, they hit the
ball, and they move on.

And then the fairway, they may not even be
[102]
in front of your house at all.

So, the other thing you
might want to consider,
[106]
number four, is the views.
[109]
So if you're looking
to purchase a property,
[111]
the views, is it of
the golf course itself?
[115]
Is it the golf course plus
the lake, some water features?
[119]
Does it have views of the mountains?
[123]
Or maybe the location of the
house is on a signature hole.
[128]
It's a hole that has an island, green,
[133]
or it's got some nice water features.
[135]
So you're gonna probably spend
[137]
a little bit more money on purchasing
[138]
a home that's on a signature hole.
[140]
And then the other thing is,
the golf course membership.
[143]
So, if you're purchasing a property
[146]
and you like to play golf, that's great.
[149]
If you're interested in
tennis, do they offer tennis?
[151]
Do they offer restaurants?
[153]
Do you have to have a certain amount
[155]
of money spent per month
to live on the golf course
[158]
and to attend some of the
things, like the pools,
[160]
and other activities that they may
[162]
be having in the club house?
[164]
So when you're purchasing that,
[166]
that might be something you may
[166]
have to look in to checking out.

And number six would be,
[171]
if you like to have
parties in your backyard,
[174]
you know you're gonna have friends over
[177]
and you're going to be barbequing
[179]
and having some type of
event, with maybe some music,
[181]
you have to be considerate of those people
[183]
that will be playing on the
golf course, near your backyard.

So if your house is on the green,
[190]
and they're supposed to be
concentrating on their putting,
[192]
and you've got some party
raging in the backyard,
[195]
it might have some difficulties,
[196]
and you may have some
problems in the future,
[198]
so that's something you
may have to consider also,
[200]
on the golf course.
[202]
And then also, the last one, number seven,
[205]
would probably be the
maintenance of the golf course.

So, a golf course that
is kept in great shape
[211]
is gonna have to be
watered, and of course,
[213]
you're gonna have maintenance crews
[214]
that are going to be coming
out and mowing the lawn,
[217]
weeding, maybe there's going to be blowers
[220]
that they're gonna be there
picking up the cut grass.

So, those are some considerations
[226]
that you're gonna have to consider
[227]
if you want a quiet home,
and you've gotta worry
[230]
about the lawn mowers and the blowers
[232]
coming by on a daily basis.
