kind of a long answer here but yes I

possibility the Zillow thing is is it's

a whole other animal and I'll jump into

the site real quick in just a second

here and show you what I mean first of

all it is really important to point out

what Zillow actually is and what it's

not the platform if you think that it is

there to help you find it by your next
[34]
house it's not the reason that it even
[38]
exists is to sell ad space to realtor so

anytime you see a a name on the side of

a home that's typically a real estate
[47]
agent paying to be there they might not
[49]
be associated with it at all or a big
[51]
team that's painting Zillow and Trulia
[53]
merged back in 2015 so that's one big
[57]
monster company so it's not even that's
[60]
not even really to some things you might
[62]
pay one lump sum and then they do the
[64]
thing in their realtor.com that's the
[65]
other one the more houses that they can
[67]
make look like they're for sale that's
[69]
where you see a lot of those different

options we'll go into where you can view

different things like foreclosures pre

foreclosures and things like that the

more that they can put there on the side

the more ad space they have to stop so

if you think about it like a freeway to

a freeway heading to your final

destination the more billboards that pop

up along which of those houses that look

like they're for sale the more space

they have to sell to real a person we're

talking every time you click when you

see that's take 100 bucks for just a

contactor

that's how much they're charging 100

more you know whatever it is it just

keeps so let me let me jump right into

the site so I can I can go over the

whole foreclosure thing and show you

what to look for on what to sort of

avoid when you're using those sites all

right so here we are inside everyone's

favorite real estate website right we're

in Zillow and we're taking a look at a

couple different things I went ahead and

ran a search for Livonia Michigan real
[131]
estate that's one of the areas of
[132]
primary work and primarily work is where
[134]
my office is at so figured it'd be
[138]
pretty easy for me to recognize some of
[140]
these so I have two things selected oh

let's go here so we've got potential
[146]
listings foreclosed there's 27 of those
[148]
which always looks attractive when you
[151]
are looking for a house then we have for
[153]
sale foreclosures now the for sale
[155]
foreclosures are usually going to be the
[158]
ones that are available in some way
[160]
shape or form you can buy those whether
[163]
it's going to it's an auction or or it's
[167]
listed by an agent as a foreclosure
[168]
there's six of those so those ones are
[171]
currently available now if we remove
[172]
that and we look at the ones that are
[174]
just for clothes these are ones where
[176]
somebody just didn't they didn't pay
[177]
their mortgage and you know it is a
[180]
foreclosed property so if you click on

it it's these are the ones that I get

questions on people will send me an

address I'll shoot me a screenshot text

it to me and they say can you help me
[191]
with this and/or they say that they
[194]
contacted the agent associated with it
[196]
now it's important to look at these
[198]
little notes here and it says this
[200]
property is currently not for sale or
[203]
rent the description below might be for
[204]
a previous listing so you see all of
[207]
this stuff and it makes it look like it
[208]
really is available but it's not this is
[211]
from when it was listed back in 2015 and
[216]
then you have over here well then it
[218]
makes it look like this guy is
[220]
associated with the listing but he's not
[222]
when it says contact foreclosure agent
[225]
anybody who can before I could be a
[227]
foreclosure agent you know the guy at
[229]
Starbucks who just got his real estate
[231]
license he can be a foreclosure agent to

it

there's no there's no special
[235]
designation that makes him a foreclosure
[238]
agent over anyone else so every time you
[241]
click on this and you contact agent
[244]
especially when you are dealing with a
[246]
team like this it just goes out into a
[250]
pool of people that work for him and

then they just they sort of contact you
[254]
they have no idea what house you're
[255]
talking about it doesn't you know it
[257]
doesn't matter to them they just they're
[259]
paying for your information to talk to
[261]
them so hopefully that clears some of it

up most of these are going to be the

same way I'd say 99.9% of them are going

to be the same where you click on one

and there he is again

he's the foreclosure agent he's not he

just so happens to be paying a lot for a
