And I am going to show you how. Let's go.

without spending any of your money. So, there are聽
so many benefits to being a real estate investor.聽聽

I have increased my net worth by owning聽
properties. I have been able to leverage聽聽

those properties. Meaning, I could borrow聽
money against them to buy more properties.聽聽

I have created income and cash flow for myself聽
with my rental properties. And I've even made聽聽

tons of money fixing and flipping properties that聽
I got for pennies on the dollar. So, again, being聽聽

a real estate entrepreneur has changed my life.聽
And investing in real estate has so many benefits.聽聽

It is still the number 1 way to wealth. did you聽
know that 89 of all millionaires were created so聽聽

through real estate. Well, it's true. It was true聽
100 years ago and it's still true to this day. So,聽聽

let me tell you how you can get in on all of this.聽
So, I absolutely love foreclosures. If you don't聽聽
[99]
know what a foreclosure is, that is a property聽
that the bank took back because the person did not聽聽
[105]
pay their mortgage. Okay? They defaulted on their聽
mortgage payments. So, when you purchase a home,聽聽
[110]
most people get a mortgage. Meaning, they take聽
out a mortgage payment, they put down a small down聽聽
[116]
payment. And then they make mortgage payments to聽
the bank. And if they do not make their mortgage聽聽
[121]
payments, usually after about three or four聽
missed payments, the bank will foreclose on them.聽聽
[126]
Meaning, they will take that property back and聽
that person will be evicted out of the home. They聽聽
[131]
will have to leave that home and the bank will聽
retake over that property. And this is an awesome聽聽
[137]
opportunity for real estate investors. I know it聽
sounds terrible. It means someone got kicked out聽聽
[142]
of their home. But this is an amazing opportunity聽
for a real estate investor because this is how聽聽
[147]
millionaires are made. Take it from me. I聽
literally was on the other side of foreclosures聽聽
[153]
for way too long. Many of you guys know I聽
started from my parents' basement in 2009-2010聽聽
[159]
after we lost everything in the financial crash.聽
I literally had multiple foreclosures, bankruptcy聽聽
[166]
and I had to live in my parents' basement just to聽
make ends meet. Well, it was actually foreclosures聽聽
[171]
that got me out of their basement too. It was a聽
foreclosure that got me in their basement and a聽聽
[176]
foreclosure that got me out of their basement.聽
Let me tell you that part. Like I said, because聽聽

in a foreclosure after you stop making your聽
payments, the bank will take the property back.聽聽

This is an amazing opportunity for real estate聽
investors. But there's a better opportunity.聽聽

There's an opportunity to help people. And this is聽
how I got out of my parents' basement. So, I got聽聽
[198]
a coach when I was living in my parents' basement聽
just because I didn't want to fail at real estate.聽聽

And I wanted to figure out what I had done wrong.聽
Well, I found a coach that told me I needed to聽聽
[207]
focus on property problems. Specifically, people聽
that were in foreclosure like me. People that were聽聽
[213]
behind on their mortgage payments and they were聽
about to lose their home. He told me I needed to聽聽
[218]
send them letters, put out signs, run ads and say,聽
"Hey, are you behind on your mortgage payments?聽聽
[224]
We can help." And I would call these people or聽
they would call me from the advertisings that I聽聽
[229]
sent out. And I would help them avoid foreclosure.聽
And in return, I was making tons of money. Whether聽聽
[236]
I kept the properties which in the beginning I聽
couldn't because I had bad credit and no money.聽聽
[240]
But in the beginning what I did was call聽
wholesaling. I would flip those contracts聽聽
[244]
to investors that wanted to keep them for fix and聽
flips or for rental properties and they would pay聽聽
[250]
me a fee for marketing. Because I was the one that聽
found the person, talked to them, got them to say,聽聽
[255]
"Yeah, I'm going to move out of the property聽
and I'm going to sell it to an investor."聽聽
[259]
They would pay me a fee. Additionally, it was so聽
awesome because I was helping people. Like I said,聽聽
[265]
I had ended up in my parents' basement with聽
no properties. And now, I was able to help聽聽
[269]
people avoid that process altogether. They did聽
not have to go through the embarrassment and聽聽
[275]
the humiliation of getting foreclosed on. They聽
literally could sell that property to an investor聽聽
[280]
and move out to another place without having their聽
stuff thrown out or having their credit ruined. It聽聽
[287]
was awesome opportunity for them, the person that聽
was in foreclosure, me --the person helping them聽聽
[293]
and the end investor that was going to buy the聽
property and make it a fix and flip or a rental聽聽
[298]
property. So, it's a win-win altogether. So,聽
let's talk about how you can do it. The reason聽聽
[303]
that foreclosures are awesome especially if you聽
can get to the person before the bank actually聽聽
[308]
takes the property back is financial distress聽
is a good thing. Honestly, financial distress聽聽
[315]
opens people's minds. Once you're behind on your聽
mortgage payments and the bank is threatening to聽聽
[320]
take the property back, many people are open to聽
listen to different ideas. They already know what聽聽
[325]
one option is. Okay, I can ruin my credit and let聽
the bank take the house back. Or I could sell this聽聽
[331]
house to an investor and not ruin my credit.聽
Hmm, which would you choose? So, it became a聽聽
[337]
really easy process to explain to people because聽
I understood what happened during a foreclosure聽聽
[343]
and after a foreclosure. And it was not pretty.聽
So, I became such a great person to help people.聽聽

And you could do the exact same thing. It's super聽
inexpensive to start marketing to these people.聽聽
[355]
Like I said, you can put out signs. You can send聽
letters. You can do ads on Facebook. You can do聽聽
[360]
a myriad of things. In fact, I made an entire聽

and find these properties. I'll make sure to put聽

watch that whole playlist. And this is amazing.聽
You need to get in on this because foreclosures聽聽

will allow you to start getting properties聽
sometimes for just the amount that the person聽聽

is past due through a process that we call聽
subject to. You may be able to just buy the聽聽
[386]
property for the past due payments, the person聽
moves out and then you take over the payments.聽聽

Super simple. So, let's talk about where you will聽
find some of these people. Before the person goes聽聽
[396]
into foreclosure, you can start finding them on聽
sites like Zillow. Zillow has a link where you can聽聽
[402]
look for properties that are for sale and then you聽
can click a box that says "pre-foreclosures". And聽聽
[408]
in many cases, these will be people that have not聽
officially been foreclosed upon. They are people聽聽
[414]
that are in the foreclosure process. Meaning,聽
they are in default of their mortgage payment聽聽
[419]
and they will soon be in foreclosure. So, these聽
are the people that you need to reach out to and聽聽
[424]
they are the lowest-hanging fruit. Super easy to聽
start talking to and let them know that you are聽聽
[429]
connected to a network of real estate investors.聽
And we are interested in buying more properties.聽聽

This is an amazing way if you want to keep聽
properties for yourself. If you want to keep聽聽
[439]
the property, you can just get a mortgage you know聽
apply and then buy their property and of course,聽聽
[443]
they're going to sell it to you at a discount. Or聽
you can find these people and flip those people to聽聽
[448]
investors like me who will pay you a fee for doing聽
so. So, another great website besides Zillow is聽聽
[453]
county websites. Basically, what Zillow is doing聽
is they are pulling county records. And they are聽聽
[459]
pulling records of default. So, when someone gets聽
behind on their mortgage before the foreclosure,聽聽
[464]
in most states, they will file what's called a聽
notice of default. If the person has received a聽聽
[469]
notice of default through the public court system,聽
you can access those records, you can call those聽聽
[474]
people mail them letters or do whatever you need聽
to reach out to them and start getting those聽聽
[478]
properties from them so they do not have to get聽
foreclosed on. That's another great website. And聽聽
[483]
then another great website which is absolutely聽
free of course is craigslist. You can also do聽聽
[488]
for sale by owner website. So, what you want to聽
do is start googling for sale by owners and put聽聽
[494]
your city and state. This will give you a list聽
of different websites that have people that want聽聽
[499]
to sell the property by themselves without a real聽
estate agent. Many of them will be in foreclosure,聽聽
[505]
okay? You can also cross-reference the list聽
of people that are selling homes themselves聽聽
[509]
and cross-reference that list with the county聽
record so that you know the people that are in聽聽
[514]
default and those are the people that are going聽
to be the most interested in letting you buy their聽聽
[518]
foreclosed home. Now, of course, you could also聽
buy a property after it's completely foreclosed聽聽
[524]
on and those are bank-owned properties. Now, I'm聽
going to give you a warning. I don't necessarily聽聽
[528]
like buying bank-owned properties. Once the聽
property has gone through foreclosure and the聽聽
[533]
bank has regained the property, they are now聽
the owner of that property. And essentially,聽聽
[538]
they are the seller of that property. They're not聽
much different than any other seller. They're a聽聽
[543]
bank. And in fact, many banks have lots of聽
money more money than sellers. So, the key聽聽
[547]
to making this work and how you really want to buy聽
a foreclosed home that you can get for pennies on聽聽
[552]
the dollar is getting the person before the person聽
goes through the entire foreclosure process.聽聽

Get the property before they are foreclosed聽
on. Get them while they're still behind on聽聽
[565]
the mortgage payments. That is the easiest way聽
for you to negotiate directly with the seller聽聽

and be able to get some creative financing聽
that doesn't require you to go to a bank. So,聽聽
