to be talking to all those investors out there聽 those investors looking to enter the Dubai Market聽聽

um that may not have the full budget that would聽 like to look at it buying an investment property聽聽

and potentially utilizing a mortgage and is聽 that still profitable is it still worthwhile聽聽

investing in the Dubai Market if you need to聽 take a mortgage so in my opinion it is very聽聽

profitable to invest in Dubai in combination with聽 a mortgage and I'll tell you why so let's start聽聽

with mortgages mortgages have been around here聽 since 2003 so still really young still evolving聽聽

still maturing with time and investors look聽 at mortgage packages here and see the average聽聽

mortgage rate for a non-resident around the four聽 percent Mark at the moment and get a little bit聽聽

frightened by that other parts of the world other聽 countries like the UK where you see the 1.7 to 2聽聽

percent mortgages obviously don't exist here yet聽 I have every faith that they will in the future聽聽

but it's still profitable to invest in Dubai with聽 a mortgage and buy that dream project that's going聽聽

to generate you very high returns so Dubai very聽 very very unique City very different to other聽聽

locations around the world 365 day sun that聽 attracts a lot of people throughout the year聽聽

so the opportunity for an investment project聽 is undoubtedly short-term letting short-term聽聽

letting can generate anywhere from 10 to 13 net聽 net yields if you choose the right project in聽聽

the right location I'm working on projects right聽 now that generate these net returns and that's聽聽

something that I'm introducing to my clients at聽 the moment regularly so let's take the mortgage聽聽

facility for non-residents it's 50 loan to value聽 that's the standard so 50 of the property's value聽聽

offered to you by the bank for the mortgage so you聽 have the other 50 as liquidity now when you put聽聽

those together for the purchase of the property聽 you're looking to buy a property investment and聽聽

let that out short term which is going to generate聽 you these 10 to 13 net yields which are very high聽聽

net yields but that might be on a 2 million Dirham聽 property that you've only put in a million dirhams聽聽

to purchase and the bank has put in another聽 million Dirhams for the 50 mortgage now on聽聽

that bank's million Dirhams you are being charged聽 on average different for every individual but on聽聽

average as a non-resident four percent so four聽 percent on a million dirhams to buy a property聽聽

that's worth two million Dirhams that's going to聽 generate you between 10 and 13 it's obvious to聽聽

see the profitability in that just from that loose聽 description and also mortgages are a depreciating聽聽

liability so what I mean by that is over time聽 you're paying that mortgage off the four percent聽聽

is still there but on a lesser sum because you've聽 paid it off so that is a depreciating liability so聽聽

the interest rate cash value decreases depreciates聽 each time now with your asset purchase of 2聽聽

million Dirhams that you are making 10 to 13 net聽 yields on you are making those yields regardless聽聽

and the asset value should climb over time if you聽 choose the right project in the right location so聽聽

a quick summary are mortgages easy to聽 achieve for non-residents yes they are聽聽
