what is seed index what is that based on

short-term financing

connect with individuals and businesses

seeking short-term investments

a bit of a mouthful but essentially it's

just a platform where businesses can go

to get loans right funding for their

businesses through
[164]
crowdfunding so maybe you've heard of

peer-to-peer lending
[168]
it's more popular abroad in the us for
[170]
example there's lending club
[172]
upstart here in the philippines there
[174]
are also a lot for example

is funko which i've already invested in

as well but
[179]
sedan is peer-to-business so instead of
[182]
these businesses securing their loans
[184]
through traditional means like getting
[186]
loans from the bank
[187]
they get it from us from investors who
[189]
want to crowdfund their loans
[192]
so when we invest our money on seed in

we can select the projects that we want
[196]
to invest in and the money

that is collected from investors are

loaned out

these businesses and we earn interest

for loaning out that money
[205]
it's similar to how corporate bonds work

right corporate bonds just borrow money

and in return they pay back that money

plus

interest my patent so according to their

website they are registered with the

securities and exchange commission

and they comply with the rules and

regulations covered in crowdfunding

so last year the sec issued a circular

regarding the regulations and guidelines

for crowdfunding platforms and they have

a pending application

for a crowdfunding intermediary license
[234]
filed with the sec back in october 2019.

in short is seeding legit yes sir

is legit next let's talk about why you
[243]
should consider
[243]
investing in cd right as a means of
[246]
diversifying your portfolio what's good
[248]
number one they're big on financial
[250]
inclusion so with the way their business
[252]
works they're really targeting
[254]
to support smes with access to financing
[257]
that they would otherwise
[259]
have difficulties acquiring because
[261]
traditional means like when you go to
[262]
the bank
[263]
it's a long application process and it's
[265]
very selective
[266]
and they also allow filipinos like you

and me to invest and grow our money

so yeah next like i mentioned the

interest rate that you can expect to get

from these loans

range from 10 to 20 percent per annum

after calculating the withholding taxes

and the fees

the annualized returns actually start

from seven percent

but that's still pretty big so to put it

in perspective

regular bank accounts only offer you 0.1
[290]
to 0.25
[292]
interest per year and when you put your
[294]
money in high interest savings accounts
[295]
that only gives you 2.5
[297]
to 4 interest per year which only really
[300]
preserve the value of your capital
[302]
but if you want ways to grow your money
[304]
to grow your investments
[305]
seed ins rates are actually pretty big

but i just want to point out that a big
[310]
part of their marketing
[312]
is them advocating that their
[313]
investments on their platform are safe
[315]
and guaranteed
[316]
and even when you look up satan other
[318]
people brand it as
[320]
a guaranteed safe form of passive income
[323]
but if you read in their frequently
[325]
asked questions
[326]
says there are these investments risky
[328]
yes business funding investments are
[330]
still similar to investing in stock
[332]
markets
[333]
because essentially you are loaning out
[335]
your money but you're lending your money
[337]
to businesses
[338]
and that comes with a certain inherent
[340]
risk if the company
[342]
isn't able to pay back on the loan then
[344]
it defaults
[345]
so there's still a risk when investing
[347]
in seed in
[348]
but it also says here that cedin has a
[351]
set of legal mechanisms and contingency
[353]
plans in order to help mitigate
[355]
those kinds of risks so almost all of

the loans you can see on sedan have
[359]
collaterals
[360]
and they also went through a stringent
[362]
process of assessing the credit risk

and there's almost always usually a

personal guarantor

which means that the borrower or like

the owner of that business

has some of their personal assets at

stake in case they're not able to pay

back the loan

something a good rule to keep in mind we

always say this high risk

high reward low risk low reward the

returns on season are pretty high

so there's still a level of risk

involved

just be mindful of that so you might be

wondering what happens if i

subscribe to a loan but then it's not

like fully funded

so something else that cedin does is

that they employ this concept called

pre-funding traditional crowdfunding

assay requires that all

investors wait until the target amount

is reached

and if it's not reached usually the

money is returned back to the investors

so it says on their website that cdn is

one of the first debt crowdfunding

what that essentially means is that they

invest their own money

into the business loan it's not just

them accepting

loans from wherever and then they let

their investors invest in it

no also them as a business they put some

of their money into that loan

and that just shows how confident they

are in the business funding request

it gives them an incentive to really

assess the credit risk

of the loan like okay based on the

financial statements of this company how

it's performing

should be loaned to this business now

let's talk about how to start investing

so this specific loan is my square meter

this is actually a singaporean real

estate developer company

so let's say for example you're going to

be investing 1 000 pesos into this loan

the total interest rate is 77 pesos and

4 cents

so for this particular loan the

repayment term is balloon which means

that

only the interest is going to be paid
[584]
out until the end but

most of the loans here are have an equal
[589]
repayment

term which means that every month you'll
[592]
be paid out the capital

plus interest the amounts stated above

are already net

of the 10 risk management fee that's

seen in charges

as well as the 20 withholding tax

deducted from the interest that you earn

there are more and more investors

so a lot of the loans take really quick

to be fully funded

what you can do is actually turn on this

feature they have on their platform

called alfred so it's an auto investment

program where you can set the rules

or you just need to say okay i want to

at these rates this is the limit of how

and yeah you just set those rules now i

want to talk about my experience with

seed

so i mentioned that i started using seed

in back in march of 2019

i learned about them in a fintech

conference so edison chai

the executive director of the company

here in the philippines actually gave a

explaining what they do at seed in and

their mission and all those things and i

thought

hey that's pretty cool so i have a

so in my previous videos i talked about

how i love tracking everything with

so honestly you can already track your

investments with the platform

but i like inputting it on the

spreadsheet so i can

integrate it with my other portfolio

tracking

investment kind of things since i

started investing in 2019

none of the loans have defaulted and

especially now whether

miss rona is ravaging the world i still

receive

my repayments on time nothing has been

delayed some of them even earlier

so this is great one of the reasons why

i like investing in cd as well

is because i i get some cash flow

like it's great to have investments but

it's even better if you have cash flow

this is one of the main reasons why

people invest in real estate right

every month they get payments of like

people staying in that but for example

when you're investing in stocks

specifically non-dividend paying stocks

or even mutual funds

you really don't receive any monthly

income

you just wait for the price to
