appraisal without it costing聽 you more cash at closing.聽聽

This is a cool strategy you can use because a lot聽 of sellers want a guaranteed appraisal right now聽聽

with rising prices. I'll talk a little bit about聽 what appraisal is why people want it guaranteed聽聽

and then how to structure your deal so that you聽 win the bid because you've guaranteed appraisal聽聽

and it hasn't really cost you very much or created聽 much risk for you. All right let's get into it!

All right, let's talk about what appraisal is聽 and why it exists. So there's a bank loaning聽聽

you money and they don't want to loan you half聽 a million dollars on something worth a hundred聽聽

thousand dollars. So if you got a house and you聽 want to buy it for a hundred thousand dollars聽聽

the bank doesn't want to loan you whatever amount聽 of money you're borrowing unless this house is聽聽

actually worth a hundred thousand dollars. They聽 send an appraiser, an appraiser goes and looks at聽聽

it. Appraisers looking at what comparable stuff in聽 the neighborhood is sold for before so same square聽聽

footage, same number of bedrooms, same lot size as聽 close as they can get within the past six months.聽聽

They're going to look at that and say "Hey we've聽 got all these house sales at $80,000 we're only聽聽

going to appraise at $80,000", which in a normal聽 market it's not that big a deal, but in today's聽聽

market with prices rising so fast a lot of stuff聽 is missing appraisal. So sellers want a guarantee聽聽

from the buyer that "Hey if this appraises at聽 $80,000 ,I want you to cover the gap for me,聽聽

I want you to give me an appraisal guarantee. All聽 right so that means you have to come up in cash聽聽

with an appraisal guarantee. So let me explain how聽 you can guarantee appraisal without having to come聽聽

up with more cash and minimizing your risk.聽 Now again you're not sure that the appraiser聽聽

is going to miss, but it's a risk to both sides聽 and if it does miss then there's a negotiation聽聽

that needs to take place and the seller聽 doesn't really want to have that negotiation.聽聽

All right so let's use our example of a hundred聽 thousand here. So say you're buying for a hundred

and your down payment is聽 going to be 20 down or 20k

now you're in a competitive situation so聽 you want to guarantee appraisal. Let's say聽聽

we want to do a $10,000 appraisal guarantee.聽 So under this scenario we're going to borrow聽聽

eighty thousand dollars from the bank.

All right so we're gonna聽 borrow eighty thousand. Now聽聽

let's say that the appraisal comes in at ninety聽 thousand so our appraisal guarantee kicks in.聽聽

So now the bank says "Hey wait a聽 minute, i'm only going to loan you聽聽

on this property if it's worth ninety聽 thousand", so it comes in at ninety thousand.聽聽

So, instead of you know having to come up now with聽 20, plus 10 to get to 30, and then borrow 70 from聽聽

the bank, you restructure the loan so that you're聽 going to do a 10% down payment instead of a 20%聽聽

down payment. So now we're going to put聽 $10,000 down, all right so we got 10,000 down

and then $10,000 appraised.聽 So that's going to be $20,000

and we're still going to borrow聽 $80,000. So it's really the same thing聽聽

if you think about it. The only difference聽 is you may have some mortgage insurance聽聽

if this clause kicks in which is聽 going to increase your payment聽聽

slightly. Now it depends on your credit and how聽 much you're putting down. Now the only time this聽聽

doesn't work is if you're doing the minimum down聽 payment. So if you're going 5% conventional or聽聽

3.5% FHA loan then this is not going to work,聽 but and again you can also double check with聽聽

your mortgage broker but this is the best way to聽 structure it so that you're guaranteeing appraisal聽聽

but you're not having to come up with more聽 cash to close. It's the exact same as it was聽聽

as you're doing 20% down except now you're doing聽 a 10% down loan with a 10k appraisal guarantee.
