video i've made a moving vlog into this studio聽 i've made how to find a lease department and聽聽

how to find sublets in new york city video and i聽 also have a studio tour but again this is just my聽聽

experience and yeah i made mistakes along the way聽 but i'm gonna share with you what those mistakes聽聽

are so that way you can learn from them that's聽 the whole point anyways i got my computer here聽聽

with some notes that i'm going to be referring聽 to as well if you don't know i've been living聽聽

in new york city for about five years and i have聽 moved nine times since i moved here if you're not聽聽

new to my channel that is like old news beating a聽 dead horse i'm sorry i know but all those living聽聽

experiences prior to this one were with roommates聽 two of them uh were with a lease one lease i was聽聽
[47]
able to secure on my own and the other one i聽 needed to guarantor and then this is the first聽聽

time i've lived alone and had to go through聽 that leasing process alone without roommates聽聽

but at the time i was on unemployment so i knew聽 that i couldn't secure my own lease department聽聽

without a guarantor so if you're not from new聽 york a guarantor is what a co-signer is those聽聽

two words are synonymous the official definition聽 of a guarantor is the responsible party that signs聽聽

onto the lease and agrees to take on or assume the聽 obligations set forth under the lease most notably聽聽

the payment of the rent so it guarantees to the聽 landlord that they are going to get their money聽聽

no matter what if you don't have an income that's聽 40 times the amount of the rent of the place that聽聽
[86]
you're applying for then you're going to need a聽 guarantor and i was lucky that i was able to find聽聽

a guarantor that was a family friend that already聽 lived in new york city and some landlords can be聽聽
[95]
tricky with that because a lot of them do prefer聽 guarantors that live in the tri-state area but i聽聽

have had a guarantor before in my first apartment聽 that was out of state and it really just depends聽聽

on the landlord but the requirements for聽 guarantors begin at the guarantor needs to聽聽
[110]
make like 80 to 100 times the amount of rent of聽 your rent i know that is like insane honestly聽聽

that number is so high but it's basically telling聽 the landlord that they can cover their rent and聽聽

also your rent because i had a guarantor they聽 didn't run a credit check on me they didn't聽聽

ask for my proof of income obviously i was on聽 unemployment but before i even started my search聽聽

i had to make sure that my guarantor wasn't going聽 to back out because this was going to affect what聽聽

type of apartment or living situation i needed to聽 search for and i really didn't want to waste my聽聽

time because if i didn't have a guarantor i knew i聽 couldn't qualify for my own place so i would need聽聽

to be looking for sublets or roommate situations聽 instead and i probably honestly would have just聽聽

stayed where i was living so that was my first聽 step was securing my guarantor so what i'm about聽聽

to say is probably the most important information聽 if you were to take anything away from this video聽聽

it's going to be this have your guarantor get all聽 of their documents ready ahead of time the reason聽聽

why it's so important that you have your guarantor聽 get these documents together like almost before聽聽

you start even searching for apartments is that聽 process can go so quick and having your guarantor聽聽

prepared with all their documents before you聽 search could be the difference between the聽聽

landlord choosing you instead of choosing another聽 prospective tenant because they didn't have their聽聽

documents lined up like it took them too long聽 to get everything together when i was looking i聽聽

didn't have this list of required documents i had聽 some idea because i moved so many times but they聽聽

gave me this handy dandy little notebook blues聽 clues oh my god they gave me this handy dandy pdf聽聽

that showed the documents that you need depending聽 on your situation i'm gonna pop that on the screen聽聽

is this is going to be so helpful for you it's聽 what you need if you're employed and you make 40聽聽

times the rent if you're self-employed if you're a聽 student and if you're a guarantor they're probably聽聽

going to run a background check on your guarantor聽 and maybe even yourself as a tenant even if you do聽聽

have a guarantor either way what they're asking聽 honestly is standard for new york state for new聽聽

york city specifically and they might require聽 less and they might require more but this is a聽聽

like a two-month notice to my landlord that i聽 was moving out of my current place and because聽聽

i also had two roommates we all just kind of had聽 to decide who was going to say who was going to聽聽

go what was going to happen with the current聽 place because the lease was supposed to be up聽聽

october 1st if you're in a living situation with聽 roommates you should tell them as soon as you know聽聽

that you're going to move it's common courtesy聽 because a couple of them might want to stay and聽聽

sign on again and they would need time to fill聽 the rooms or you would need to help fill the rooms聽聽

give people notice and don't screw people over聽 because it's a lot of money an extra month's rent聽聽

is a lot of money and some people can't cover聽 that and give your landlord as much notice as聽聽

possible as well in case they everyone moves out聽 and they need to hire a broker or somebody to聽聽

fill the space so since i had to be out of聽 my apartment by october 1st meaning i wanted聽聽

everything out of my apartment my moving day was聽 going to be like september 30th because october聽聽
[296]
1st would technically be the moving date for the聽 people moving in after me because my move out date聽聽
[301]
wasn't until the 30th starting my apartment search聽 on september 1st is honestly really really early聽聽
[307]
the odds of me finding something were very minimal聽 at that early on if you want to try and secure聽聽
[312]
something that early you're most likely just going聽 to have to pay for for example the whole month聽聽
[316]
of september to hold that apartment because they聽 could ideally find somebody to fill the space on聽聽
[321]
halfway through the month they're not just going聽 to hold the apartment the entire month and not聽聽
[325]
ask for money but i started searching really early聽 because one i just have chronic anxiety about it聽聽
[330]
and two i wanted to see what neighborhoods聽 especially since covet kind of changed the聽聽
[335]
price range with a lot of places in manhattan i聽 wanted to get an idea on what i was looking for聽聽
[340]
and what my price range would be and sometimes聽 like there are golden nuggets that are like people聽聽
[346]
trying to do at least takeover that want to find聽 someone as soon as possible they're going to be聽聽
[350]
wanting to find someone reliable to agree to take聽 over their space by set date and not need to move聽聽

in any earlier so it just doesn't hurt to start聽 your search that early but just don't get your聽聽
[362]
hopes up honestly and i'm not going to go into聽 like what you should look for in ads or what like聽聽

my best searching tips are in this video because聽 i've already done that in my other video on how聽聽

to find a lease department in new york city but聽 i was using street easy and apartments.com pretty聽聽
[380]
exclusively oh as well as craigslist too because聽 you can find some gems on craigslist again i go聽聽

over that in my other video so in my search for聽 example we'll just pull up the street easy website聽聽

i would select rentals that's important because聽 you don't want to i didn't want to buy the聽聽
[392]
property and in neighborhoods i selected all new聽 york city and new jersey new jersey is honestly聽聽
[398]
a popular place to live even if you have to聽 commute into the city there's so many public聽聽
[402]
transportation options and a lot cheaper rent as聽 well i selected my maximum price to be 1500 and聽聽
[408]
then i selected studio and i never selected the聽 no fee option because i just didn't want to limit聽聽
[414]
the amount of units that would come up what no fee聽 means is that you don't have to pay the broker fee聽聽
[421]
which is a certain percentage of your annual rent聽 so it can come up to like a few thousand dollars聽聽
[427]
extra that you just have to pay the broker and聽 no fee means that the landlord covers the cost聽聽
[431]
of the broker and you're not responsible for any聽 of that all you have to pay for is the deposit聽聽

which is usually one month's rent and the first聽 month's rent so if the perfect apartment came up聽聽
[439]
and it was cheaper like under my budget but it聽 had a broker's fee i would consider that apartment聽聽
[445]
because if it's everything i'm looking for i don't聽 mind paying the broker's fee because it evens out聽聽
[451]
my rent is a little bit cheaper i'm paying聽 a broker's fee so it evens out to my budget聽聽
[456]
but again i didn't want to limit my options so i聽 didn't select that button so my search would be聽聽
[461]
getting no fee and the apartment and feed feed聽 feed apartments and possibly apartments where聽聽
[467]
you'd have to pay a fee and and this is what kind聽 of why i'm sharing this experience with you is聽聽

because i do get anxiety about not knowing where聽 i'm gonna be in a month like i don't want to get聽聽
[476]
to the last week of september and not have a place聽 to go it's honestly just a risk because sometimes聽聽
[482]
in the last week of the month that's when the best聽 deals come out because the people who are looking聽聽
[486]
to fill these units are scrambling for people to聽 move in on the first and they're going to try to聽聽
[491]
entice people to do that but my anxiety would聽 never let me wait that long especially for a聽聽
[496]
release department maybe for a sublet but because聽 i had a guarantor i also needed to coordinate with聽聽
[502]
i wanted to allow as much time as possible and聽 because it was the end of the lease at my previous聽聽
[507]
place i wanted extra time to get myself out so i聽 decided to look for something for a move in the聽聽
[514]
middle of september and that means that i would聽 have to pay double rent for two weeks but honestly聽聽
[520]
i was okay with that and i was even more okay聽 with that if it was a no fee apartment because the聽聽
[526]
money i would spend on the broker i spent paying聽 double rent so i had like technically two homes聽聽
[531]
for two weeks the beginning of the second week of聽 september i found a place on street easy that is聽聽
[537]
this place and the ad was stating that they聽 were looking for someone to move in mid-month聽聽
[541]
and so i was like let's do it a really聽 important thing to do is to call the number聽聽
[547]
of the broker or whoever listed the apartment聽 don't email don't press like the requested tour聽聽
[553]
because you're just gonna get lost in the sauce聽 and it's so rarely that brokers get those phone聽聽
[557]
calls and that really shows that you're serious聽 about it that's what i did i called the number聽聽

i left a voicemail and i ended up getting a聽 text like within a couple hours scheduling a聽聽
[567]
viewing for this apartment for the following day聽 so let me just say again that it's imperative you聽聽

have all your documents in order before you聽 even view the apartment because once you go聽聽
[576]
view the apartment that process it's up to you聽 honestly whether you succeed or fail if you walk聽聽

into that apartment like i did here and was like聽 this is it that's it then you want to get that聽聽

ball rolling you don't want to sleep on it there's聽 no time to sleep on it i think after i viewed this聽聽

place i ended up calling my guarantor afterwards聽 i was like standing outside the building聽聽

and was like i think this is it i think this is聽 the one and there was no broker's fee and i was聽聽
[600]
like all right we're doing it so 20 minutes聽 after my viewing of this apartment i called聽聽
[606]
my broker and i was like i'm doing it that night聽 she sent me all the documents that i needed that聽聽

like golden ticket list that i showed you earlier聽 she sent me that i know it gets so so stressful聽聽

in this time because you're not the only person聽 applying honestly new york brokers are notorious聽聽
[621]
for having multiple people apply at one time and聽 i think there were like three or four other people聽聽
[626]
in line with me and i just happened to be the one聽 to view the apartment first because i called the聽聽
[630]
broker that's why it's so important get your foot聽 in that door so once my guarantor's documents were聽聽
[635]
in we had to i had to figure out how to get the聽 deposit in the first month's rent to the broker聽聽
[640]
or to the landlord basically in my case i just聽 didn't have the best of luck because because聽聽
[645]
my landlord was requiring requiring because my聽 landlord was required requiring the payment to聽聽
[651]
be either a wire transfer or a check and i did聽 not have checks at the time if i had checks at聽聽
[656]
the time it would have saved me a lot of a massive聽 headache because the bank i have is pretty archaic聽聽

and they don't allow wire transfers online and聽 i had to wait until the next day to even get the聽聽
[667]
wire transfer that process going so i was like the聽 first in line for the bank the next day but having聽聽

to tell my broker like hey i have the money can't聽 get a tea until the next day and she was like聽聽

um she basically like could have dropped me at聽 that point they're not going to pursue me as an聽聽

applicant if they don't have that security with me聽 if they don't have my money they're not going to聽聽

want to take me as a tenant which i understand聽 so because my bank is archaic af my wire transfer聽聽

didn't even go through until the next day so聽 for 48 hours my broker is just pissed at me聽聽
[699]
and i'm like i didn't know that you didn't he聽 didn't accept like venmo or zell or something聽聽
[704]
so basically i think the only reason they didn't聽 drop me was that it would be too much of an issue聽聽
[709]
to get somebody else into that application聽 process at that point since they already had聽聽

my guarantor documents as and also like just聽 good faith like i had been really communicative聽聽

with them this entire time i was checking in with聽 them like twice a day even if i had nothing new to聽聽
[724]
report just to let them know that i was still聽 here that i wasn't trying to flake that i was聽聽

really serious and because of that they didn't聽 drop me as applicant and i don't know how that聽聽
[735]
how that worked but i'm very grateful that it did聽 because once they got that money they were able to聽聽
[739]
send me the lease virtually and i read that thing聽 read your lease read your lease i know the brokers聽聽
[747]
are going to be rushing you to get everything聽 signed everything figured out but take the time聽聽
[752]
to read the lease and i'm not paralegal i'm not聽 a lawyer of any sort so none of this is legal聽聽

advice but if something rubs you the wrong way you聽 have all the right to amend parts of your lease聽聽
[763]
keep an eye out for also a clause that's like your聽 guarantor has to guarantor you for the rest of聽聽

your life or something i'll put the wording on the聽 screen so that you can see kind of what that was聽聽

and my guarantor is like hmm that's sketch because聽 i only legally want to be responsible for her聽聽
[778]
financially for one year because that's the聽 amount of the lease but the wording in the聽聽
[784]
document was like you need to be able to cover her聽 for the entirety of forever or for like the next聽聽
[790]
10 years or five years and i've seen that pop聽 up twice like both times i've had a guarantor聽聽
[795]
so watch out for that and they've amended it聽 both times so i feel that lisa asap i think i聽聽

used either docusign or hello sign both of those聽 were free and i did my virtual signature i saved聽聽

it as a pdf and i sent that along with all the聽 rest of the documents i needed to my broker and聽聽

that process was done and a side note your lease聽 is not binding again this is not legal advice聽聽

whatever but your lease is not binding until the聽 landlord signs it and i honestly didn't know that聽聽

until my best friend was going through her own聽 really stressful apartment searching process they聽聽
[830]
signed their lease they had all their documents in聽 they were approved and their landlord just pulled聽聽
[835]
out within like a week before they were supposed聽 to move and he was legally able to do that because聽聽
[840]
he didn't actually sign the lease with them so聽 even though they signed it it wasn't a binding聽聽
[845]
document until he signed it and then he backed out聽 and it screwed them over and that was awful but聽聽
[850]
just keep an eye out for that just because he聽 signed a lease doesn't mean that it's official yet聽聽

and ideally i really wish it worked out where聽 you don't give them any money until you get the聽聽

keys that's what i was taught and in my in my聽 experiences leasing an apartment outside of new聽聽
[864]
york city you go to a lease signing like with the聽 landlord and it's like a swap like you don't leave聽聽

until you get the keys they don't leave until they聽 get your check but new york city especially during聽聽

covet a lot more things are happening virtually聽 and it just gets really tricky with the timing so聽聽

it's a stressful risk i know and i felt really聽 stressed i didn't really sleep until i got my keys聽聽

at that point i was like i'm moving but something聽 could happen like i just was so stressed out that聽聽

they would back out or that something was wrong or聽 that my guarantor would be like nah i just needed聽聽

the keys to know to feel that it was official聽 but in entirety that process usually takes like聽聽

one to two days so it really happens fast聽 so you can see how it just really comes聽聽

down to like good timing good preparation good聽 preparation and honestly just some good luck聽聽

it can really feel like the odds are against you聽 sometimes i got lucky that i only had to work on聽聽

applying for one place i was never an applicant聽 that was like now we chose someone over you聽聽

there can be a lot more layers on top of it but聽 just do your best to stay organized try not to put聽聽

all your eggs in one basket too until you give聽 someone your money or you get the keys to some聽聽

place always be on the lookout don't like stop聽 searching until you get the keys always prepare聽聽

for the worst to happen but worst case scenario聽 usually happens is like you have to stay on your聽聽

friend's couch or you know there are options聽 for storage units too if worse comes to worst聽聽

sublet options as well if something with the lease聽 wasn't working out so it's your responsibility to聽聽

never leave yourself with nowhere to go and i聽 know a lot of you moving to new york city don't聽聽

know people but there are options for airbnbs you聽 have a lot more control over the situation than聽聽

it may feel like so get those documents in order聽 i basically just spoon-fed you the golden ticket聽聽
