And the topic we're gonna answer today is,

what are the hidden
costs when buying a home?
[43]
- When you go and you buy a home,
[44]
people are often sort of laser-focused on,
[47]
"What's my monthly payment?
[48]
"My costs and my mortgage?"
[50]
And then there's things
like your property taxes,
[52]
that are on top of it.
[54]
Oftentimes when people move from say,
[57]
the renting to home ownership,
[59]
they're also going up in square footage.
[61]
In moving to a larger space
[62]
there's added costs for your heating,
[65]
for your water, for your gas,
[66]
for all those sorts of things.
[68]
Those are costs that people
[69]
don't really kinda
understand maybe up front.
[71]
It's good to kinda go into it
[73]
with an idea of what those costs will be.
[74]
But then there's some other things
[76]
that are a little bit less.
[78]
They don't show up quite as apparently
[80]
as on a ledger,
[81]
and that's things like maintenance, right?
[82]
As soon as you own your own home,
[84]
there's everything from
maintaining your furnace,
[87]
and changing furnace filters,
[89]
and keeping your lawn presentable,
[91]
and there's just home
maintenance that you need to do.
[93]
Everything from your
gutters to checking your
[96]
door lock sets.
[97]
All these little tiny
things, they take time.
[99]
It's just part of home ownership
[102]
that a lotta people, they
don't really account for.
[104]
- If you're buying condo,
[105]
there is a different type of maintenance
[108]
- For sure.
- Than you would a duplex,
[109]
than a single-family.
- That's right.
[111]
- And then up to a luxury rate.
[112]
- A lotta times people
have this mistaken idea
[115]
that a condo, or that the condo fees
[118]
are just a cost
[119]
that they have to pay each month
[120]
for the privilege of
having these shared uses,
[122]
or these shared spaces.
[123]
But a big part of those condo fees
[125]
can oftentimes cover
maintenance on your lawn,
[129]
maintenance on the
exterior of the building.
[131]
In some cases, it covers,
like your building envelope.
[135]
These are all things that,
[136]
if you owned a single-family home,
[138]
you'd be responsible for maintaining
[140]
and paying for anyways.
[141]
It's just taking that cost,
[143]
and rather than being saying
$15,000 to do your roof
[146]
15 years from now, or ten years from now,
[149]
it's going to be something that's
[150]
amortized over those months.
[152]
And because of that,
[154]
condos oftentimes make
it easier for you to have
[157]
something that you can expect
[159]
each month for your costs.
[160]
Every home, there is costs
involved with maintenance,
[163]
whether they're in fees, or
they're bore by the end user.
[167]

I would also imagine that
[175]
location plays a big part of costs.
[178]
The hidden costs might
not be in the home itself,
[180]
but it could be, let's say,
[181]
your transportation costs.
[182]
- A lotta times people,
[184]
they think of like living right downtown.
[187]
And so, okay, great.
[188]
So you're saving a lot on
your transportation costs.
[190]
But then you're often
paying a lot higher price
[192]
per square foot for the unit,
[194]
for the home itself.
[195]
And then if you come out to the suburbs,
[198]
you're generally gonna get
[199]
more square footage.
[201]
You're going to get a little
bit more room around you.
[204]
And you're gonna get a little
bit more for your money.
[206]
But you're gonna pay that
price then in transportation
[209]
to your downtown.
[210]
Those are some of the costs that
[212]
people don't account for.
[213]
It just comes down to each buyer.
[215]
They have to really consider what
[218]
their own personal needs are,
[221]
and then they'll be
able to make that proper
[223]
adjustment on what they value.
[224]
- So as a realtor, have
you found differences
[227]
when someone's buying a new
[229]
versus a resale home
[230]
in terms of the additional costs
[232]
that they would have to pay.
[233]
- Absolutely.
[234]
All new homes going to come with
[236]
a new home warranty.
[237]
And that's really going
to protect the buyer
[238]
for that first initial few years
[241]
from any of the things that might pop up.
[243]
So, some will be for five years.
[245]
Some will be as much as 10 years
[247]
on things like foundation
and the building envelope.
[250]
But if when you buy a used home,
[252]
you're now faced with the fact that
[254]
you have to own all the
past owners' maintenance.
[258]
And did they do it, or did they not?
[261]
And so, as a realtor,
[262]
one of the things that we need to do
[264]
is help our clients find a home
[266]
that is not just, meets their needs,
[269]
but also understand whether or not
[271]
it's been well-maintained.
[272]
Understand if that roof needs to be done
[274]
in a few years.
[276]
Understand what costs
might be coming their way
[279]
in the next, say, three to five years.
[280]
So that way they
understand the full picture
[282]
of what they're actually purchasing.
[283]
That's also one reason why
[285]
we recommend home inspections,
[288]
so we can get a professional in there
[289]
who sees this stuff every day
[291]
and get their opinion on what
[293]
those maintenance costs might be.
[295]
- That would be an additional cost
[296]
is the home inspection, right?
[298]
- Yes, the home inspection,
[299]
you're gonna be paying
anywhere from $450 to $550,
[302]
but it's like buying insurance.
[306]
It makes so much sense,
- Yeah.
[308]
- I own life insurance but
I didn't die last month.
[310]
Not a waste (both chuckling).
[312]
It's what you want to
have that peace of mind
[315]
when you're making a big purchase.
[316]
- There is more to buying a home
[318]
than just your mortgage, right?
[320]
There's location, the type
of home you're buying,
[323]
new versus used, right?
[325]
There's all these different costs
[326]
that people have to
understand that isn't just,
[329]
"Hey, I got pre-approved,"
[331]
or, "I got approved,
[332]
"this is how much I'm paying."
[334]
- Absolutely, and that's why
[335]
you really wanna be working
with somebody you can trust,
[337]
so you can have that
conversation with them and say,
[341]
"Hey, I'm looking at this property,
[343]
"or this area, or this community,
[345]
"what are the things that
I'm not yet considering?
[348]
"What are the hidden costs."
[349]
If you have that conversation,
[351]
they'll be able to tailor it
[352]
to exactly whether or not
[354]
it's an older home, a new home.
[355]
Whether it's downtown,
[356]
whether it's in the suburbs,
[358]
just so you get the best information
[360]
and so you can make a
good buying decision.
