Boom how's it going? A lot of people actually聽
think that for you to start off in property you聽聽

need to have money. Well it's not really true,聽
because I actually started off in property with聽聽
[12]
no money at all and today I just wanna ask聽
to zoom in into a deal actually where I only,聽聽
[19]
or should I say I have only put in a thousand聽
Rand of my own money. So actually in all the聽聽
[24]
deals that I've done ever in my business I have聽
only done one deal where I've put in my own money聽聽
[31]
in the properties that I now co-own and聽
manage. I now have more than 200 tenants that聽聽
[39]
we have across four cities and more than 350聽
students that we have and all of that has聽聽
[46]
actually just come from me investing with聽
only R1 000. So how did it all start? Well聽聽
[54]
it all started on deal number one, my first deal聽
that I ever did and bearing in mind that I bought聽聽
[63]
properties with my wife but none of聽
those properties were cash flowing聽聽
[69]
and we were utilizing obviously the bank聽
to finance that, but I want to speak to聽聽
[75]
deal number one when we actually was starting off聽
and we now know we have gone into the education聽聽
[83]
of property investing and we now know how to聽
invest. That's the most important thing. Now deal聽聽
[89]
number one was a two-bed one bath. For some of you聽
who know Johannesburg I bought this property in an聽聽
[94]
area called Kempton Park and in Kempton Park.聽
There are quite a few high-rise buildings and聽聽
[101]
I bought this two-bed one bath. I put in an offer聽
for R160 000, yes two bed one bath for R160 000.聽聽

How did I do that? I obviously negotiated,聽
I saw the opportunity, I saw the problem and聽聽
[119]
I negotiated by solving the problem and in some聽
of my videos I talked about how can you actually聽聽
[126]
solve problems so that you can negotiate to get聽
the right amount that you want to buy a property.聽聽

However on this property two bed one bath, at聽
that time I was down and out, I had no money in my聽聽
[139]
name, I was in debt round about five million Rand聽
or more and but I'd learned the art of going out聽聽
[146]
to look for property opportunities, so I continued聽
searching for properties. I continued the weekend聽聽
[152]
in weekend out, I continued during my聽
lunch time. I was employed at the time聽聽
[156]
and out of that I was then able to actually put聽
in an offer. It was on the market for around about聽聽
[162]
R380 000 I think it was and i put in an offer of聽
R160 000. My closing cost came to around R50 000聽聽
[171]
so we are in in now on that property for R210聽
000. How did I get to R210 000 - R160k plus R50聽聽
[179]
000 all right, so R250 000. It took me a聽
weekend to actually renovate that property聽聽
[187]
and in three days time we're done, we went聽
in on a Friday, Saturday, Sunday. We're done.聽聽

Round about a week or so later. Within the same聽
property we already got a tenant and we got that聽聽
[199]
tenant and they started paying us rent on five聽
thousand Rand. Rates and taxes on that property聽聽
[206]
together with levies were sitting on around about聽
a thousand rand and you do the maths. But now聽聽
[213]
I just want us to go back, so if I bought聽
this property for R160 000 and I put in an聽聽
[219]
additional R50 000 where did I get the money, or聽
how did I pay? How did my R1000 come into play,聽聽
[227]
because I didn't have any money at that聽
particular time. I remember I was speaking to聽聽
[232]
the estate agent and the estate agent said to me,聽
yes you want to put in R160 000 as an offer here,聽聽
[237]
if it is accepted how much deposit are you going聽
to put in? At that time I didn't have any money,聽聽
[244]
I remember I was a little bit stuck and I called聽
my coach and I said coach I think I've got a聽聽
[250]
hot deal here. We can potentially sell聽
this deal for around about R400k to R450k聽聽
[256]
but I can close it for R160k but these guys are聽
looking for a deposit, what is your thoughts.聽聽
[263]
And he said to me, how much money do you have and聽
I said I don't have any money. He says okay fine聽聽
[268]
how much money are you going to have in the next聽
30 days and I said, I think I can have a thousand聽聽
[272]
rand and he said to me, put in a thousand rand. On聽
my offer to purchase I did put in a thousand rand聽聽
[278]
subject to the owner acceptance and that thousand聽
rand is going to be available in the next 30 days.聽聽
[284]
Sneaky isn't but that was the reality of where聽
I was, so I did put in an offer and boom,聽聽
[292]
it got accepted right when he got accepted then聽
what happened, I literally had 30 days to come up聽聽
[302]
with a R159 000. Again I went back to my coach聽
and this is where the power of association really聽聽
[311]
kicks in, because my coach has been coaching many聽
many students in his network he's got a bigger聽聽
[317]
network than I've got and things like that and I聽
presented the deal to him and I said to him, dude聽聽
[323]
this is what I've got I think this is a very good聽
deal but I'm only going to have a thousand rand聽聽
[328]
and it's only going to be available, I'm afraid聽
that I might lose the deal. It is a good deal聽聽
[333]
so my coach went out and he said to me leave it to聽
me and a couple of days went by and a week went by聽聽
[343]
and two weeks went by and I'm starting to freak聽
out and at this time I am looking for an investor聽聽
[351]
and I had gone to school and I learned, I knew聽
what an investor was all about but I just never聽聽
[357]
worked with any investor before. So I kind of like聽
was just asking everyone and everyone that I knew.聽聽
[363]
But you know with what I know now I was asking聽
in the wrong manner. Eventually I think it was聽聽
[370]
on the third week my coach came by and he said聽
to me go and speak to this guy called John and聽聽
[376]
I went to John and we had a meeting with John and聽
John said look I want to go and see the property.聽聽
[380]
We went and we saw the property and John was like聽
let's meet again and thereafter I'm like thinking,聽聽
[388]
John time is ticking you want us to meet聽
again this deal needs to close! But obviously聽聽
[394]
you know as a newbie you're worried, as a newbie聽
you're like wanting to close the stuff and you're聽聽
[398]
thinking that your hot deal might just go away. In聽
this time now I'm really panicking and look this聽聽
[407]
guy was a seasoned investor, he came back to me聽
after about two to three days and says let's meet聽聽
[412]
again. I'm like brah why don't we just close the聽
deal and this time around we did meet and out of聽聽
[419]
there he says like I like you and I think you know聽
this is a good deal, let's go into it as a pilot聽聽
[425]
right and I'm going to put in the entire money can聽
we go in 50/50 on this deal and I was like whoa聽聽
[434]
are you going to pay R159 000?! obviously I was聽
saying that in my mind and he had said he's going聽聽
[439]
to pay all of it and I'm thinking what about the聽
renovations of the closing cost of fifty thousand聽聽
[445]
hero said he's going to put in everything so i'm聽
like okay i like this eventually we closed the聽聽
[451]
deal he transferred the money to the attorneys and聽
boom the deal was closed. However let's look on聽聽
[458]
the on the flip side of why was he bringing in the聽
money. Number one he didn't have what I had, I had聽聽
[465]
the deal he didn't have the deal he had the money.聽
Number two this guy was an investor he had so many聽聽
[472]
things going on he didn't have the time that I had聽
and so from a time perspective he said to me look聽聽
[478]
I'm going to give him the money we're going to do聽
this in a new company and within this new company聽聽
[484]
you need to come in and do all the work and I聽
was like what is all the work? And he says well聽聽
[490]
the renovation you need to make sure that it's聽
done when it's time to tenant you need to make聽聽
[493]
sure that this property is tenanted. I'm like聽
yeah I can do that. So guess what the first pilot聽聽
[500]
the first project went off exactly like that. 30聽
days came and I had to put in my R1 000 and his聽聽
[511]
money needed to be cleared because it was coming聽
through from another investment things like that.聽聽
[516]
My R1 000, boom I had to pay my 1 000 rand. And聽
that is my only R1 000 that I've ever put into a聽聽
[525]
deal. So let's go on and conclude onto the deal聽
what then happened. Well the deal we were able聽聽
[533]
to renovate it the money came through we paid the聽
attorneys and then it registered into our name and聽聽
[539]
out of that we then was able to actually put in聽
a tenant about about a couple of weeks after the聽聽
[545]
renovations was done and we were able to actually聽
have a tenant. And that tenant was paying us five聽聽
[551]
thousand rand. Out of that five thousand rand聽
it was money that was coming into this company聽聽
[557]
and we were sharing 50/50 with the investor. He聽
dictated the pace, I complied, I did all the work聽聽
[565]
and we did many other deals out of that and聽
where he was bringing in the money I was doing聽聽
[573]
all the work. Now having gone through in, I'm聽
like five years into this, when I'm literally聽聽
[580]
doing this video, I have not put in any of my own聽
money into all these deals that I've been doing,聽聽
[587]
but I've had investors coming in investing in all聽
of these deals. And I'm of the view that if I can聽聽
[594]
do it you can do it too, but the learnings that聽
I got out of this deal that I just want to share聽聽
[599]
with you is that three key learnings. Learning聽
number one is that it's not about capital,聽聽
[607]
it's not about capital. Money is available聽
everywhere. Money is available everywhere.聽聽
[615]
People actually don't know or people聽
actually want to invest somewhere,聽聽
[621]
but the people that have聽
opportunities are very little,聽聽
[625]
so if you are one of those people聽
who are wanting to learn how to do,聽聽
[630]
how to find opportunities there is money, you聽
just need to know where to knock on which doors.聽聽

That is point number one point number聽
two in terms of my learning was that

when it's about finding opportunities, the聽
moment you have more opportunities on your table,聽聽
[652]
you are guaranteed that you're always聽
going to have money following because聽聽
[657]
money always follows the good deals聽
right. People invest in good deals聽聽
[663]
and that's what I realized on this first聽
deal of mine and I said to myself, well聽聽
[668]
I am continuously going to be looking for good聽
deals like this and that's all I do. All I do is聽聽
[673]
look out for good deals. The last thing is that聽
you don't have to do everything on your own. You聽聽
[681]
don't have to do everything on your own. If you聽
look into this partnership here that I've got,聽聽

I've got the guy who's coming in with the money on聽
one side and myself on the other side and together聽聽
[692]
we are creating a symbiotic relationship where聽
they bring in the money, I've got the deal and聽聽
[697]
together we are making money out of that deal and聽
we're doing what we love to do in our own spaces.聽聽
