What does it mean to wholesale a聽 house? Great question. Let's get into it.

We're going to talk about what is wholesaling,聽 the 3 methods used for wholesaling聽聽

it's selling the property without actually owning聽 it. So, what does that mean? Me as a wholesaler, let's聽聽

say I get a property under contract, that contract聽 is actually what I'm flipping. For example, if I聽聽

have a house that's under contract for 100聽 thousand dollars and I know someone's going to pay聽聽

130,000 for it, I get that difference of the聽 30,000 for signing the contract. So, how does聽聽

that work? Great question. Let's get into it. The聽 3 methods that are used when wholesaling聽聽

are you could assign the contract. Basically you聽 have the contract and you sign it for the spread.

In that scenario that I gave, they're gonna pay聽 you 30,000 dollars for that contract.

The other is a simultaneous close. For whatever聽 reason, if you're having a problem assigning the聽聽

contract, you may want to do a simultaneous close,聽 that's where both parties close at the same time.

You're closing and also the other buyer聽 that you're bringing to the table is closing聽聽

as well. So, simultaneous close, what that is is聽 we go into we have either the same or two open聽聽

escrows, right? So what I'm going to do is I'm going聽 to do a same close, they're simultaneous closes, two聽聽

escrows at the same time. Let's say I'm buying it聽 for a 100,000, I'm selling it for 130.聽聽

What I'll do is I'll wait for the person to come聽 in and close at 130, that money transfers over to聽聽

my deal of a hundred and it all washes itself out.聽 So, that's a simultaneous close. A double close is聽聽

you have this very similar but I'm bringing in my聽 100 thousand, they're bringing in their 130.聽聽

Obviously the most ideal is to do a simultaneous聽 close on escrow to where you're not bringing any聽聽

money in, you're just getting the benefit of the聽 130 by keeping 30 of it as a profit by finding聽聽

the deal. In today's market, the housing market is聽 hot. It's really hard to find some of these deals.聽聽

So, what we've gone into is more the commercial聽 deals. You may want to look at hotels to do this聽聽

with or other commercial assets. These are areas聽 that people aren't necessarily looking for or聽聽

know that. If the numbers work for me, they work for聽 me. They may be making a lot of money but it's okay聽聽

as long as I run my numbers and same thing with聽 you. If you run your numbers and it works for you聽聽

and there's enough spread in there for you to feel聽 comfortable, you shouldn't necessarily worry about聽聽

what that other person's making. There's still聽 opportunity in it for you so take it down, run with聽聽

to find that need your help. You want to be able聽 to do your numbers and understand your numbers聽聽

and back into it to, make it make sense not just聽 for you but your end investor who's going to聽聽

plan on fixing and flipping this, it's got to work聽 for everybody. Then you want to put in your offer.

I would make it as attractive as possible.聽 So, if it is taking a substantial haircut,

they're compensated for it. Like no inspection,聽 maybe it's money goes hard right away, maybe it's a聽聽

quick close. Whatever their need is, try to address聽 their need and get it fit inside that offer. Once聽聽

you have it under contract, get that into your聽 title company or escrow as fast as possible.聽聽

You never know, they could be shopping it and聽 someone else could be getting under contract too.

You want to be the first one to open escrow. Once聽 that's done you should be looking for a new buyer聽聽

to take that property down. Once you do, you get a聽 non-refundable earnest check deposit into escrow.

You want to make sure that it's non-refundable. You聽 don't want to get down to the day of funding or聽聽

closing and these people can't execute. In doing聽 so, you may assign the contract. When assigning

the contract, again, that's where you're assigning聽 the contract, they're going into closing and you聽聽
