The difference is general leads vs. platforms let's just focus on Facebook

and Instagram ads because here's why Facebook and Instagram ads is you know

these are usually going to be the type of ads that interruption based so

somebody's gonna be on you know social media having fun doing this and that and

then they're gonna see an ad that although they click on and their
[23]
qualifying themselves compared to the masses they're being interrupted and

still again they're responding to a real estate ad it's not a clickbait thing

it's you know it could be the target home sellers home buyers to provide some

sort of a guide or you know a deal if they were to you know list or buy with a

specific agent there's a lot of ways to go about that but it's still an

interruption based ad so there's a lot of positive points to that that I'll get

into but that's what I'm gonna classify like a general lead then a lot of people
[56]
would present to agents groups and come in and say hey we can send you leads now

somebody that's just gonna send you leads even if they go over a lot of the

things over here how many calls you're gonna have to make how quick you're
[71]
gonna have to make them on the dedication it doesn't scale well usually

internally the 700 phone calls 500 emails and 500 texts that's not a

hundred leads a lot of real estate groups would want 500 leads a month

now you might say no we wouldn't need that many leads what I mean is you may

want mmm let's say something like 10 to 20 more deals a month depending on a lot

of factors your market the competition your budget your goals it may take a lot

of leads at the front to generate the deals you want and the clients in the

back so that's there's so many variables here that instead of going in and trying

to explain to a group or an agent hey we can send you leads it's much it's not

only much easier and it's funny because you would think that something like

that's more authentic could be harder it's actually what do

you want to generate more and commit girls Commission you know a month what's
[137]
your average deal what's your average clothes percentage is like what do you
[141]
mean like that clothes 8 out of 10 like no if you're in the meeting with
[144]
potential client you know 10 meetings out of 10 how many clothes we find

something like that and then we reverse back depending on the market how many
[153]
leads we have to generate to get customer opportunities so we would be
[157]
selling a range of customer opportunities that's going to be a hot
[160]
hand off with an interested client that's gonna be a meeting that we set up
[164]
that's gonna be setting up a potential client and on maybe your platform where
[170]
they're looking at properties and chatting directly or having a text
[173]
conversation or emailing back and forth that is a customer opportunity we do

everything to get them to that point we're generating leads the instant reach

out in nurturing the leads that you know aren't that 3 to 6 percent that are the

hottest of the warmest we're gonna drive customer opportunities you're gonna then

get to get more clients you're gonna close more deals you're
[193]
gonna make more money so we're actually focusing on the customer opportunities

instead of all it's gonna take a lot more of those to generate what you want

on the the other end but they also can be much much cheaper you just have to

pair the correct systems and outreach to get the most out of those and if you

don't it ends up being a big waste of time and money the platform leads by the
[217]
way that's just like Zillow Trulia really all the other ones where let's

say the potential client has like a profile and they're looking at
[228]
properties and they might not even know that they're submitting their
[231]
information as a lead but their hire intent because they're searching for
[235]
properties now depending on the way those platforms are set up how much you
[239]
pay in the competition is you know the in the zip codes you may get a
[244]
non-exclusive lead there you may get you know an exclusive lead but it could be
[249]
an accidental click and you're paying your where from one to five hundred
[252]
bucks I've talked to people that have had really good and really bad so here's

an example of good in a not huge market and a single
[262]
agent was able die think spent 3,000 a month for six months and sheep so what

is that like 18 grand and she was able to generate over a hundred thousand
[271]
extra gross Commission so I suppose if she was splitting that and depending on
[276]
the split you know she's 50 and then you say

anyway it's profitable so over a hundred thousand extra and gross commission

based on doing Zillow premier agent I've talked to somebody else that spent five
[289]
thousand dollars a month for six months and didn't get one deal closed he did
[295]
mention that there was a potential to have one deal closed in the next six
[300]
months but that would be one deal after six months being locked into their
[305]
contract so I've heard I mean I don't it's it's not one of those like things
[309]
where you can go Zillow versus you know Facebook ads which is better you know
[316]
it's it's your budget it's your goals it's your zip code it's a competition

it's a lot of things I'm not gonna you know badmouth a platform service because

it could be the best fit for you you know if you're a single agent that
[332]
doesn't want to you know get into you know hiring somebody else and generating
[337]
lots and lots of leads you know for a real estate group it may be better for
[341]
you to get on a platform on a fixed tight budget where you don't really have
[346]
to think and you can roll with it there but if you didn't already leads for a
[350]
group and you want the availability to scale up and down on demand you want to
[355]
go into new markets you know kind of overnight and just be on the map you
[362]
want to be not your competition I mean there there's a lot of places for
[367]
general type social media leads and I think the most the a lot of the
[373]
challenges that revolve around those there's platform leads they're just the
[377]
misinformation on what it takes to convert them and
[380]
let's get into some of the positives of the general bass leads so you're
[384]
capturing these people earlier in their in their buyer-seller process less
[390]
intent they're a little colder but what you're doing is you're capturing them
[394]
before they even identify as a buyer or seller now that sounds kind of silly but
[401]
you know I've had a lot of tests on this and in the juice use a little common
[406]
sense somebody that you interrupt on social media that you cap you capture
[412]
their attention maybe you have a good offer maybe you're providing value a
[416]
combination of that and you are on the map they they know they might want to
[422]
buy sell or both but they haven't really went to Google yet they haven't asked
[427]
friends they haven't asked family they haven't asked co-workers and have an ask
[430]
their neighbor about that realtor they heard about they haven't asked anyone
[435]
for a recommendation even if one of those recommendations would be you know
[440]
Google or Zillow really like their however they're ranked right they
[444]
haven't went out and seeked a solution for their problem yet so there's the
[449]
upside of that is you aren't really competing with anybody else except
[455]
yourself in your process the downsides or the downside would be they are lower
[460]
intent it takes a little more to convert them and most of that's just a fixed
[465]
system so platform leaves are probably going to be far more expensive than the
[470]
general leads I've talked about on social media they're not exclusive
[472]
usually I've heard of a few programs where you can pay to be exclusive but a
[477]
lot of times you're just paying to be sort of on the top of the list for a
[483]
percentage of the time it's kind of a racket and then you know
[488]
the verbage they use that you can expect a possible connection or expected

connections or expected extra ly it's it's confusing because it's can feel

it's confusing on purpose so best for you agent versus group goals budget
[506]
timelines so again you know if you're an individual agent have a limited budget

although you'd still need a decent budget to do platform leads you know
[515]
especially if you're doing multiple zip codes but an agent that might be a
[519]
better fit because the the fixed cost to set up the systems to generate the leads
[525]
and take care of the outreach on our site may not be worth it for fifty a
