let's dive into it you know when you're

getting started and you want to build

your portfolio quickly turnkey rentals
[29]
can be a really attractive way to do
[31]
that it's hands-off you don't have to be
[33]
there it's fully managed for you you
[35]
just put up the cash for the property
[37]
and you've got a tenant in place cash
[39]
flowing rental property fully done for
[42]
you from A to Z that's great
[45]
but there are some downsides to buying
[47]
turnkey rental properties let's dive
[49]
into it number one downside to buying
[51]
turnkey rental properties its hands-off
[53]
so if you like to get your hands dirty
[56]
if you really like to control the whole
[58]
process that is you like to manage
[60]
contractors you like to cut drywall you
[63]
like to put up siding you like to manage
[65]
roofers electricians you like to nitpick
[68]
and follow every little thing along the
[70]
way what kind of paint color carpet all
[73]
of those things the hardwood floors all
[75]
of those things if you like a hands-on
[78]
approach to real estate investing then
[80]
doing turnkey rentals and buying from a
[83]
turnkey provider is not going to be for
[85]
you absolutely not if you are a control
[88]
freak and let's be honest if you're
[90]
honest with yourself are you a control
[92]
freak if you are then buying turnkey is
[95]
probably not the solution for you
[97]
because if you're going to want to be on
[98]
the phone every day managing your
[101]
rentals like that then you should
[104]
probably do it yourself take it from
[106]
somebody who knows I know individuals
[108]
who are control freaks they like to do
[110]
everything themselves they like to be
[111]
out there every day they like to meet
[112]
with the contractors they like to see
[114]
that this is happening if you are a
[116]
control freak then a turnkey real estate
[119]
investing is not for you stay away from
[121]
it you will not be happy I'm telling you
[123]
stay away

number two downside to buying turnkey
[127]
rental properties number two is that not
[129]
all turnkey providers are reputable you
[132]
need to do your
[133]
homework I recently heard a story about
[135]
a group of investors out of Hawaii they
[137]
purchased a bunch of properties about a
[139]
year ago from a turnkey provider or an
[143]
alleged to turnkey provider and after
[146]
about five or six months of owning these
[148]
properties they were sitting vacant and
[151]
they were wondering where their rent
[152]
checks were and basically this little
[154]
phony company sort of folded up and
[156]
disappeared then these Hawaiian
[158]
investors were left holding these
[160]
properties that ended up not producing
[162]
cashflow they paid too much for those
[165]
properties and they couldn't get tenants
[168]
in those properties what are they going
[169]
to do unfortunately
[171]
I ended up buying them from the
[173]
Hawaiians and at a loss they actually
[175]
took a loss on the properties they paid
[177]
more than they were worth they didn't
[179]
cashflow they couldn't find tenants for
[181]
it so you need to be careful and make
[183]
sure that you're working with a
[184]
reputable turnkey provider so you
[187]
absolutely want to ask for testimonials
[189]
you want to hear from people who have
[192]
actually purchased properties from the
[193]
company before ask for some testimonials
[197]
make sure that the company actually does
[198]
what it says it's going to do hear from
[201]
happy customers right there's no better
[202]
way than to find out if a company
[204]
actually exists and is doing real work
[206]
then to talk from people who actually
[207]
own properties from that company and who
[210]
are receiving rent checks on a regular
[212]
basis no one wants to work with a phony
[214]
company so don't do it don't get
[217]
suckered into that kind of stuff work
[218]
with reputable companies that have
[220]
testimonials that they can share number
[223]
3 downside to buying turnkey rentals is
[226]
ROI return on investment you know a lot
[231]
of people have money in the stock market
[232]
they make a 3 or 4 or 5 percent return
[235]
on their money that is okay it's kind of
[238]
low but when you work with a turnkey
[241]
provider ask them what is the typical
[244]
net ROI on the property that I'm going
[248]
to buy
[249]
not gross gross is before expenses and
[253]
other things are removed what is the net
[254]
ROI now if they're telling you if
[258]
they're giving you a gross
[259]
ROI number they're telling you it's
[262]
going to be 20 percent or 25 percent and
[264]
you ask them is that gross ROI well yeah
[267]
yeah that's gross ROI that's a red flag
[270]
you want to know what the net is after
[273]
expenses insurance taxes those types of
[275]
things if they tell you to three percent
[278]
net that's basically what you're getting
[281]
in the stock market or even a little bit
[282]
lower make sure that your ROI is high
[286]
the whole point of getting in real
[287]
estate investing is for ROI I have so
[289]
many videos here where I talk about the
[291]
power of return on investment and why
[293]
that's the most important thing not the
[295]
four walls in a roof
[296]
just return on investments that's the
[298]
whole reason we're doing this right so
[300]
find out make sure that that ROI is high
[303]
personally I don't buy properties unless
[305]
I can hit a 10 to 12 percent net ROI net
[309]
ROI why would you settle for anything
[311]
less than that so make sure when you're
[313]
talking to a turnkey provider that their
[315]
net ROI is high if it's not why not just
[319]
invest in the stock market for on the
[321]
list number four on the list the
[322]
downsides of buying from a turnkey
[324]
rental provider find out the costs costs
[328]
very often turnkey providers will nickel
[331]
and dime you and they kind of don't tell
[332]
you about it they'll kind of hide it and
[334]
and and you'll find out later and I've
[337]
heard horror stories from people that
[338]
found out later after they bought
[340]
turn-key properties for instance here's
[342]
a scenario if a turnkey provider if you
[346]
get a maintenance call on your house and
[348]
a plumber has to go out and fix the
[350]
toilet happens right something gets a
[353]
clog are you going to just pay the
[355]
plumber
[355]
you should why then would you pay an
[358]
additional percentage or fee to the
[361]
turnkey company to call the plumber to
[365]
go out to the property so certain
[367]
companies will charge you additional
[369]
maintenance fees ten percent or so on
[372]
top of the fee that you're going to pay
[374]
for maintenance so watch out for little
[377]
fiddly costs hidden costs to go out to
[380]
your property to check on things
[381]
let's say there's a storm thunderstorm
[384]
is your team that you work with your
[387]
property management team or your turnkey
[389]
provider are they going to go out and
[390]
check on your property are they going to
[392]
charge you I heard from another investor
[394]
who told me this one of their teams went
[397]
out and charged them seventy dollars
[398]
just to drive and look at the house they
[400]
called that a site visit and charge them
[402]
for a site visit be aware of those
[405]
little fiddly costs that can add up make
[408]
sure you ask those questions upfront
[410]
does your team charge an additional fee
[412]
for maintenance do you charge for site
[415]
visits are all of those things extra
[417]
that we are paying a turnkey provider so
[420]
look for those little hidden costs it's
[422]
kind of like the phone company see those
[423]
things adding up on your bill and they
[425]
can be costly so ask about them number
[427]
five downside from buying from a turnkey
[429]
provider okay maybe you're in California
[431]
and you hear that certain cities offer
[434]
have a turnkey service great but you
[437]
need to be aware of the vacancy rate no
[440]
turnkey company is better or much better
[443]
than the vacancy rate of the city that
[445]
you're buying so make sure you ask your
[448]
turn P provider what the vacancy rate is
[450]
for that area and they cannot beat the
[453]
vacancy rate it's going to be very
[454]
difficult for them to fill that property
[456]
with a tenant if their vacancy rate is
[458]
above 10% or 12% there are certain
[462]
cities where the crime is very high and
[464]
the vacancies are very high and they
[465]
have one employer in the town great that
[468]
there is a turnkey provider there but at
[470]
the vacancy rate is through the roof you
[472]
probably want to avoid that it's going
[475]
to be very difficult for them to get a
[476]
tenant in the property so that can be a
[478]
downside vacancy rate make sure that you
[481]
know what the vacancy rates are and that
[484]
you're getting a low vacancy rate so
[486]
those are five downsides to working with
[488]
a turnkey rental provider I hope this
