In this video, I'm going to go over how聽 to become a real estate agent in Texas.聽聽

So, let's jump right in! So, a quick disclaimer: I聽 live and work in Texas, and I'm licensed in Texas,聽聽

so this video is going to focus on becoming a聽 real estate agent in Texas. However, if you're聽聽
[22]
not getting licensed in Texas, keep watching聽 because some of the information I provide,聽聽
[28]
including a real estate school recommendation聽 and discount, will be applicable to all people聽聽
[34]
in all states. However, just please be aware that聽 some of the information will be Texas specific.聽聽

So, the very first step will be to take your聽 pre-licensing classes. One of the main questions聽聽
[48]
I get about pre-licensing classes is whether聽 I took them in person or online. Personally,聽聽
[53]
I learn better in person, so I took my classes in聽 person, however there were some online elements,聽聽
[60]
like we did take the quizzes slash tests online.聽 To answer that question, I think it depends on how聽聽
[67]
you learn best, what your schedule is like, and聽 what the school is offering. The school I went to聽聽
[74]
offered both in-person and online classes at the聽 time that I took them, however, now I think they聽聽
[80]
only offer online classes. Fortunately, I only聽 had a part-time job while I was taking classes,聽聽
[87]
so I was able to work my part-time job schedule聽 around the classes and take them in person,聽聽
[93]
however, if you're working a full-time job, or if聽 it just works better for your schedule, it may be聽聽
[98]
better for you to take your classes online.聽 Another question I often get is how long it聽聽
[104]
took me to take the classes. It took me 2.5 months聽 to take the classes because of my part-time job.聽聽

If you're able to solely focus on the classes,聽 I think you can get it done in a month, and then聽聽
[116]
if you're having to work around a full-time job聽 schedule, it may take you even longer, like say聽聽
[122]
five to six months. So, there are six classes聽 totaling 180 hours that you'll need to take to聽聽
[129]
become a real estate agent. They are Principles聽 of Real Estate one and two, Law of Agency,聽聽
[136]
Law of Contracts, Promulgated Contract Forms, and聽 Real Estate Finance. Most real estate schools,聽聽
[143]
including the two that I'll recommend, offer聽 a package with all six classes as a cheaper聽聽
[150]
option than buying each class separately. Before聽 you make your purchase of a package though,聽聽
[156]
make sure it includes all six classes totaling 180聽 hours. I also recommend that you choose a school聽聽
[164]
slash package that offers free online proctoring聽 as part of the package, because you will need聽聽
[170]
to have that for the quizzes slash tests you聽 take during the classes. Lastly, I recommend a聽聽
[177]
school slash package that offers exam prep as聽 part of the package. The two schools I recommend聽聽
[183]
are the Real Estate Business School and Real聽 Estate Express. The Real Estate Business School聽聽
[188]
is located in Austin, Texas. They had in-person聽 and online classes in the past, however, now I聽聽
[195]
think they only have online classes. FYI, the聽 Real Estate Business School only offers classes聽聽
[202]
to get your license in Texas, however, Real Estate聽 Express offers classes slash packages to get your聽聽
[210]
license in 39 states so far, so if you're not聽 in Texas, I recommend Real Estate Express.聽聽

Real Estate Express is fully online, and I have a聽 link for you all in the description of this video,聽聽

where you can get a discount on one of their class聽 packages. I love Real Estate Express, because they聽聽
[229]
have four different packages that you can choose聽 from. They are the Basics, Exam preparation,聽聽
[236]
Exam preparation plus, and Ultimate learning. I聽 recommend the Exam preparation or Exam preparation聽聽
[243]
plus packages, because those two focus on making聽 sure that you pass the exam. The Exam preparation聽聽
[250]
plus package also includes 90 hours of SAE聽 courses, which are hours that you'll need to聽聽
[256]
get after you're licensed and before you renew聽 your license after two years of being licensed.聽聽

In the long run, buying the Exam preparation plus聽 package will save you money, however, if you just聽聽
[269]
want to focus on getting your real estate license聽 not renewing it after two years, then I would聽聽
[275]
just buy the Exam preparation package. FYI, if you聽 want to do your research, you can find a full list聽聽
[282]
of Texas schools on the TREC website. TREC聽 stands for the Texas Real Estate Commission,聽聽
[289]
and it's the licensing agency in Texas. I'll link聽 that list of schools in the description below.聽聽

If you're in another state, your licensing聽 agency may have a list of schools as well,聽聽
[302]
so you can search for your licensing agency on聽 Google, find their website, and then see what聽聽
[307]
resources they provide. So, when you complete each聽 of the six pre-licensing classes, you'll receive a聽聽
[314]
certificate of completion, and you will need those聽 in order to take your final exam to get licensed,聽聽
[321]
so make sure you keep those in a safe place.聽 The next step will be to prepare to submit聽聽
[326]
your application to your licensing agency. As I聽 mentioned before, the licensing agency in Texas聽聽
[333]
is the Texas Real Estate Commission, or TREC. FYI,聽 there are several qualifications you must meet in聽聽
[340]
order to submit your application and receive your聽 license. The first is that you're a citizen of the聽聽
[347]
United States or a lawfully admitted alien. The聽 second is that you are 18 years of age or older.聽聽
[353]
The third is that you meet TREC's qualifications聽 for honesty, trustworthiness, and integrity,聽聽
[360]
which means you'll need to provide your聽 fingerprints for a criminal history check.聽聽
[365]
I'm not sure if every state requires you聽 to submit your fingerprints like that,聽聽
[369]
however, I wouldn't be surprised if that's a聽 requirement in every state. So, to prepare to聽聽
[374]
submit your application and get your fingerprints聽 done, you'll first need to create an account on聽聽
[379]
your licensing agency's website. You'll then聽 need to fill out the application for an active聽聽
[385]
sales agent license information sheet. For those聽 in Texas, I'll link that form in the description.聽聽

Once you fill out that form, you'll submit it with聽 your certificates that you got from completing the聽聽
[398]
pre-licensing classes and the application fee,聽 which at this time for Texas is 185 dollars聽聽
[406]
total. You'll then go to the fingerprint聽 requirements section of their website,聽聽
[410]
if they require that, and follow the steps.聽 I'll link the TREC fingerprint requirements聽聽
[416]
section below in the description. On the TREC聽 website, you'll enter your information and receive聽聽
[422]
your IdentiGO ID. You'll then be able to schedule聽 your appointment with the vendor that is going to聽聽
[428]
take your fingerprints. The vendor that TREC uses聽 is MorphoTrust. So, MorphoTrust doesn't process聽聽
[435]
your fingerprints. They just take them and send聽 them to the Department of Public Safety, or DPS.聽聽
[442]
FYI, if you have something that's聽 going to come up because of that,聽聽
[446]
it doesn't necessarily mean that you won't be able聽 to get your license. You will be given the option聽聽
[450]
to explain what happened if applicable. Once聽 you get your fingerprints done, you will have聽聽
[455]
applied for your inactive real estate agent sales聽 license. FYI, your license will not be active聽聽
[463]
and you will not be able to perform any active聽 real estate services until you are sponsored聽聽
[469]
by a licensed broker, which we'll discuss聽 later. Also, you have one year from when聽聽
[474]
you file your application to meet the licensing聽 requirement. After your application is accepted,聽聽
[480]
you will receive a notification via email that it聽 has been accepted and that you can take your exam.聽聽
[486]
FYI, this can take some time. I think I waited for聽 a month from when I submitted my application until聽聽
[494]
I received confirmation and was able to take my聽 exam. During this time, I took a lot of practice聽聽
[500]
exams and made sure I was as ready as possible to聽 take the exam. The notification email you receive聽聽
[507]
will give you all the info you need on scheduling聽 your exam, however, here's a bit of information聽聽
[512]
from my experience. So, in Texas, the exams are聽 administered by Pearson VUE, which is a testing聽聽
[518]
service company. It took me about a week from when聽 I received the email to actually take the exam,聽聽
[524]
because when I went on the Pearson VUE website聽 and looked at the opening slots, it was about a聽聽
[530]
week before I could find one that worked for my聽 schedule. When I went to take my exam, I checked聽聽
[536]
in with the person in the receptionist area and聽 put my stuff in a locker, and then another person聽聽
[543]
came from the back and picked me up and took me聽 back to the exam room. The exam room had maybe聽聽
[549]
10 computers spread out in a half circle, and聽 then the person that led me to take my exam was聽聽
[556]
actually positioned outside of the room looking at聽 us through a window, and then also with cameras,聽聽
[564]
so it was pretty obvious that they were monitoring聽 us at all times to make sure everything was okay.聽聽
[569]
When I was done, I just turned around and waved聽 at the person, and they came in and took me out,聽聽
[575]
and then led me back to the receptionist area. One聽 good thing was that they were able to tell me my聽聽
[580]
results immediately. As I walked back into the聽 receptionist area, the person that checked me in聽聽
[586]
was like, congratulations you passed your exam,聽 and then as I got my stuff out from my locker,聽聽
[592]
she printed out a piece of paper that just聽 said that I passed and gave it to me. So FYI,聽聽
[597]
they just give you a pass or a fail. They don't聽 tell you what percentage you got right or wrong聽聽
[603]
or any details about which questions you got right聽 or wrong. This means that if you fail the national聽聽
[609]
or state portion of the exam, you won't have any聽 information or feedback to help you retake it. The聽聽
[615]
one good thing about this is say you passed the聽 national exam but not the state, you would only聽聽
[621]
have to resit the state exam. For me, I passed聽 both the national and state sections the first聽聽
[627]
time, however, I remember that the state section聽 was significantly harder for me than the national,聽聽
[633]
however I had no feedback on how well I did on聽 that. I just saw that I passed both of them. So,聽聽
[640]
once you pass your exam, you'll be issued an聽 inactive license. Your final step will be to聽聽
[645]
find a broker to sponsor you. So, I recommend to聽 start searching for a broker while you're still聽聽
[653]
taking your pre-licensing classes. I started about聽 halfway through my classes, and I ended up having聽聽
[659]
a month of dead time between receiving my inactive聽 license and joining my broker, because I was still聽聽
[667]
trying to decide on which broker to join, and if聽 I could go back, I would have started a little聽聽
[672]
earlier so I wouldn't have had that dead time.聽 So, choosing your broker is a very important聽聽
[678]
step. Your broker will have a huge influence on聽 how well you do and how much money you make, so聽聽
[686]
this is a very important step and not to be taken聽 lightly. I chose to join Keller Williams Realty聽聽

So, when your licensing agency issues your聽 inactive license, they will include steps on聽聽
[798]
how to make your license active by finding a聽 broker to sponsor you. As I mentioned before,聽聽
[803]
you can't perform any active real estate services聽 until your license is officially active, so this聽聽
[810]
is a very important step. In Texas with TREC, they聽 have an online service where you can search for聽聽
[816]
the broker and request their sponsorship. When the聽 broker accepts you, you'll receive an email that聽聽
[822]
they've honored your sponsorship request. You'll聽 also receive your little active license in a PDF,聽聽
[828]
and you will officially be an active real estate聽 agent! Your broker will then have additional steps聽聽
[834]
for you to take to get onboarded, however, those聽 steps differ widely across brokerages, so I'm not聽聽
[841]
