one so that you can decide which option

works best for you option number one is

a traditional management company

typically this is going to be a company

that is local in your area and it's

really full-service they are going to
[88]
handle everything for you from getting

your sites listed or your property
[94]
listed they're going to do the marketing

and the inquiry management and anything
[100]
that has to do with the maintenance of
[102]
the home as well as the cleaning

schedule it is full service so that's
[108]
really the pro is that that it's stress

free and it's a great option if you are
[114]
especially not close to your property

now the cons is that this is the most
[120]
expensive option typically property
[123]
management companies are

charging anywhere between 30 and 50
[128]
percent of your rental income so you'll
[131]
just want to do the numbers there if you
[133]
think that this is the option is really
[135]
understand how much income they can
[138]
bring in for you and you know if they're
[140]
taking 30 to 50 percent what does that
[143]
leave you and can you pay the bills and
[145]
hopefully still profit off of that now

something to keep in mind if you go the
[151]
route of a traditional property
[153]
management company is that in a lot of
[156]
cases the way that they set up is that
[158]
they will manage your property under
[160]
their profile which means that all of
[164]
the guest data that is associated with
[167]
your bookings and the refused they will
[171]
essentially own or keep so if you are
[174]
deciding that maybe in a year or two you
[177]
might want to manage it yourself then
[179]
you might be starting from scratch when
[182]
you do that meaning that you won't have
[185]
any reviews and you won't have that
[187]
guest data as far as email addresses etc

so if you are going to go this route to
[194]
begin with ask those questions and
[196]
understand what does it look like if it
[199]
doesn't work out and you want to change
[201]
how your property is managed in a year
[204]
or two option number two is what I'm
[207]
calling modern property management and
[209]
what this is is it's really a twist on
[213]
the traditional model in the sense that
[216]
these companies aren't necessarily
[219]
locally base they are remotely managing
[222]
a large portion of it but then they have
[225]
on the ground services in your area
[228]
depending on what company you go with
[231]
the key players in this space include
[234]
evolve vacasa and turnkey and each one
[238]
of these has a unique business model
[241]
with different services where evolve is
[244]
really more on the front end than
[247]
anything else and
[248]
you would be responsible for the
[250]
underground services turnkey and
[253]
vacasa have more on the ground services
[256]
and the price goes up for those
[259]
companies because of that so you would
[261]
just have to evaluate what exactly
[264]
you're looking to take over and then
[268]
decide which company is the best fit for
[271]
you so the prices here range from 10% on
[275]
the lowest end with evolved being at the
[278]
10% since they're really just doing the
[280]
front end and you're still having to do
[281]
a big portion of it I'm back in and then
[284]
vacasa and turnkey are a little bit
[288]
higher and prices range from 20 to 30
[291]
percent of rental income for those ones
[294]
now the pros of going with one of these
[298]
companies is that these are companies
[301]
that really focus on technology and
[305]
marketing and so they have a set of
[309]
thousands of listings and they have a
[312]
great process that will get you listed
[314]
and also get you listed on multiple
[318]
booking sites all at once because of the
[320]
technology that they have in place they
[322]
can really get that going for you
[324]
quickly so that is a major pro if you
[327]
want to just get up and running and have
[329]
some solid marketing right out of the
[331]
gate now the cons could be that you it's
[335]
not as full-service
[336]
potentially depending on which company
[339]
you go with so again you'll want to look
[341]
into each of these and evaluate what
[344]
works best for you and then just
[347]
something to keep in mind just like the
[349]
traditional company route is that you
[353]
will want to inquire about if this
[356]
doesn't work out what happens when I
[359]
want to move my listing elsewhere so
[362]
definitely find out what happens to the
[364]
reviews will those transfer over and do
[366]
you get any of the guest data like email
[369]
address
[370]
so same thing with the traditional
[371]
company you want to check on that option

number three is self-managed
[377]
self-managed is the option that we have
[380]
chosen for our rental property and the
[382]
option that most of the homeowners I
[384]
work with have chosen as well and this
[388]
means essentially you are the booking
[391]
manager you're responsible for the
[393]
calendar the marketing the cleaning the
[396]
property management all of it it really
[399]
will fall on you as the main point of
[402]
contact now this could mean that you are
[405]
the person doing all of these tasks or
[408]
you are deciding which pieces of this
[411]
you are going to hire out now one
[415]
question I get asked quite often is can
[418]
I choose the self-managed route if I
[421]
live remotely and the answer absolutely
[424]
is yes and I work with many homeowners
[428]
that manage it this way the key to this
[431]
is just that you have established local
[434]
contacts that you can trust that can be
[437]
your eyes and ears for your property now
[442]
the pros with this option of course is
[444]
that you have full control over your
[448]
property you have control on how you
[450]
market it and where you market it your
[453]
messaging marketing the the tone that
[457]
you set with your guests and how you
[460]
communicate with them all of that is
[463]
fully under your control which is really
[467]
the reason why many homeowners choose
[469]
this option now of course the kind is
[473]
also you are fully responsible for
[476]
everything so that means that you will
[480]
have to make sure you know exactly how
[482]
all of the pieces are going to get
[485]
accomplished and also in a lot of cases

means you are in the main point of
[489]
contact regardless of what time it

is so that is something that you will
[495]
want to evaluate is argue okay with that

or and if not maybe you can hire out you

know pieces of that you have someone to

manage the enquiries piece of it but

you'll want to keep that in mind if

you're deciding to go the self-managed

route if you're going the self-managed
