a tax lien state or a tax deed state?" So, I'll聽 get to all the details on that in just a minute聽聽

but, right now I want you to know, you'll聽 also learn how to make some money聽聽

secrets that other people don't know聽 and I'll cover that in this video.聽聽

And I'm also going to talk to you about a few聽 mistakes that you might make and I want to make聽聽

sure that you don't make those so that you聽 avoid the risk. I'll be back in just a minute.

I'm Ted Thomas. You don't know me but I've been聽 doing this for 30 years. I started out as an聽聽

investor with tax liens and I transitioned into聽 buying tax defaulted properties, and I've made聽聽
[42]
a business of doing that. I made a business of聽 teaching. So, I started out years ago. Just made聽聽
[46]
a few audios to answer people's questions. I had聽 so many questions. Then, I started making CDs that聽聽
[52]
became seminars and I've been teaching people聽 worldwide the same business for over 30 years but聽聽

simultaneously, I'm an investor. I'm a practitioner.聽 I do this as a business. Is Tennessee a tax lien or聽聽

a tax deed state? Well, it's a redeemable deed state.聽 Now, we talked a little bit about redeemable deeds聽聽

in the past but, let's give you a refresher on that.聽 So, if you missed one of those other lessons, we'll聽聽

talk about a redeemable deed. Now, a redeemable need聽 works this way. The local county didn't collect the聽聽
[81]
taxes, so the property owner now is in default. So,聽 what they will issue is a redeemable tax deed. Now,聽聽

unfortunately, they're going to let the world know聽 about that. They're going to put in the newspaper,聽聽
[92]
they'll put it on the websites and that's聽 where you can find these redeemable tax deeds.聽聽

Now, there's 95 different counties in Tennessee. And聽 those 95 different counties all sell redeemable聽聽
[103]
deeds. That simply means that there's going to聽 be an auction, and they're going to auction off聽聽
[108]
those redeemable deeds. The highest bidder will聽 get the redeemable deed, however, they won't get聽聽
[114]
possession of the property. What will happen is聽 the property owner will stay on the property聽聽
[120]
even though, whoever the highest bid was owns the聽 deed. Now, that owner of the deed now has to wait聽聽
[126]
1 year before they can take possession of the聽 property. So, that means the property owner has 1聽聽
[132]
full year to come in and pay that redeemable deed.聽 Now, what do they have to pay? They have to give聽聽
[138]
you back all your money. Let me say that again,聽 whatever you bid, you get back all your money聽聽
[142]
plus 10 percent. So, that's the rate of return in Tennessee,聽 its 10 percent on that redeemable deed. Now, how many of聽聽
[149]
these will they have? They'll have thousands of聽 these. Now, keep in mind, we've got 95 counties.聽聽

They can all sell redeemable deeds. They can sell聽 them when they want but they announce the auctions聽聽
[160]
in the newspaper, online and they'll also have聽 have websites where you can find redeemable deeds聽聽
[166]
that are available. So, you could buy 1 for 50聽 dollars, 500 dollars, 50 thousand dollars. What you're聽聽
[172]
basically doing is you're paying someone else's聽 back taxes. Now, you don't get possession. So, you've聽聽
[178]
invested your money but the property owner remains聽 on the property. So, it's very much like a tax聽聽
[184]
lien certificate, however it's a redeemable deed.聽 Now, if the people don't pay, you'll ultimately聽聽
[189]
have that property. There's a difference between a聽 redeemable deed and a tax lien and a regular deed.聽聽

Now, they're all different but that doesn't mean聽 you can't learn how to do it. It takes 4 to聽聽
[199]
6 weeks to learn how to do this. We have all聽 kinds of courses we could teach you, but today聽聽

let's give you as much as possible so you can聽 get the idea how it works. So, 95 counties will聽聽
[208]
sell the tax deeds. When do they do that? They'll聽 do it at a live auction. They'll announce the聽聽
[213]
auction site, you can go there raise your hand at聽 the auction to buy, but if you prefer not to buy聽聽
[218]
at that auction, they'll let you do it online. They聽 do both and sometime they'll do both at the same聽聽
[224]
time. All right now, about half of the states will聽 sell tax lien certificates, the other half of the聽聽
[230]
states will sell tax defaulted properties but in聽 between all that, there's a few states that sell聽聽
[236]
redeemable deeds. Texas, for example, redeemable deed.聽 Georgia, redeemable deed. All that means is that you聽聽
[245]
buy and bid, but you don't get possession but you聽 will earn a high interest rate. Tennessee was 10聽percent,
[251]
Georgia was 20 percent and Texas was 25 percent. So, you can see聽 this is a very lucrative business without a lot聽聽
[259]
of risk. For example, you bought a redeemable deed聽 in Tennessee. You bought it, you just go home and聽聽
[265]
sit and wait. It's a passive investment. There聽 isn't anything you can do. You can't take over聽聽
[269]
the property, you can't push the people out. You have聽 no possession and no rights of possession. All聽聽
[274]
you can do is sit at home, wait for the people聽 to pay. If they don't pay, you're going to end聽聽
[280]
up with the property, but if they do pay you're聽 going to have to give back the deed and you're聽聽
[285]
going to get all your money back plus you'll earn聽 10 percent. So, you see this is a powerful way to make money聽聽
[290]
that you can do online and anybody can do it. If聽 you want to buy one for 50 dollars, do that. You wanna buy聽聽
[295]
one for 5 thousand. All right now, on the list of聽 all the tax liens and tax deeds that are available,聽聽
[300]
or in this case the tax deeds, you can pick the one聽 that you want. You don't have to go and say, "They're聽聽
[306]
gonna give me one that I don't want." You can pick聽 those from a list. The list will show all the tax聽聽
[310]
numbers of the properties, and then you can take聽 the tax number and go right to the county records聽聽
[315]
and research what that property is. You could also聽 research if it was a 3 bedroom, a 4 bedroom聽聽
[320]
or whether it was worth 200 thousand or聽 100 thousand. But, the tax that's on the聽聽
[324]
property is generally 1 to 2 percent. I rarely聽 see taxes over 2 percent, but that tax is due聽聽
[331]
every year and the property is going to go to聽 tax default if people don't pay for it. So, let's聽聽
[336]
talk about why all this is going on. If you're聽 not familiar with the system it works like this,聽聽
[341]
the local county needs money. They need money and聽 they get all their money from taxes and that's聽聽
[346]
called property tax. It's universal in the United聽 States that every single county has a property tax聽聽
[352]
to pay. All right, so every property has a property聽 tax. If they don't pay, the county can't run. Why聽聽
[357]
can't it run? Because it needs money and it has no聽 money. So, when you pay your property tax or anybody聽聽
[361]
does, that money is used to pay for the property聽 employees, for example, the county employees. It's聽聽
[367]
also used to pay the school teachers, it's also聽 used to pay the people that maintain the schools.聽聽
[373]
Every county service that's provided, whether it's聽 the sewer or the court system or the water system,聽聽
[378]
everything that's provided by the county has to聽 be paid for. Now, some states, they sell thousands聽聽
[383]
and thousands of certificates. Places like Texas,聽 254 counties. Every one of those are going to sell聽聽
[389]
redeemable deeds. That means you buy the property聽 but you don't get possession until 180 days go by,聽聽
[397]
Here in Tennessee, it's only 1 year so you have聽 to wait 1 year then you can take possession of聽聽
[402]
the property. So, I think you're kind of getting the聽 idea. All right, now let me give you some background聽聽
[406]
on mistakes that you could make and make sure聽 you don't make those mistakes. Mistake number 1,聽聽
[411]
never buy a tax lien a tax deed or a redeemable聽 deed without looking at the property. Why? Because聽聽
[419]
there might be a problem with the property. For聽 example, if there was a thunderstorm or a tornado聽聽
[423]
and it wiped the property off the residential lot?聽 You'd have nothing there. But you're saying, "Oh Ted,聽聽
[428]
I can see a picture of it but I don't know when聽 the picture was taken." So, you always have to have聽聽
[432]
a look at the property. Now, if you're doing this聽 online, we have ways to teach you how to do that聽聽
[436]
online. We have someone check it out. But, a simple聽 thing to do would get an Uber driver or a Domino's聽聽
[442]
pizza guy, send him out there with his camera which聽 he's got a phone, take pictures and make sure the聽聽
[447]
day before you bid that property is there. If聽 there's no property, you will have spent a lot of聽聽
[452]
money and you won't have a property that has any聽 value. And the county's not going to be responsible聽聽
[457]
so you are. So, you never want to buy a property聽 or buy a tax lien, a tax deed, or a redeemable聽聽
[463]
deed. Never buy one unless you've already looked聽 at the property. Now, the 2nd big mistake is聽聽
[469]
people don't understand that they're going to聽 get a property ultimately. So, you purchased a聽聽
[474]
redeemable deed. You wait the 1 year. If you聽 haven't looked at the property and you haven't聽聽
[479]
figured out what you're going to do with it聽 when you get it, you better do that before you聽聽
[483]
bid because now you're going to be in trouble. How聽 are you going to sell this property? In other words,聽聽
[488]
you need to know what you're going to do with that聽 property. Don't buy one unless you have a plan to聽聽
[493]
sell it and know how much you're going to sell it聽 for. I bet you're worried about competition. Don't聽聽
[497]
worry about it. Why? There's always going to be聽 too many tax liens and too many tax deeds. Now, I'm not聽聽
[503]
implying that there isn't competitors. I'm going聽 to teach you how to handle competitors and I'll聽聽
[508]
start that process right now. For example, if you聽 know what you're going to sell the property for聽聽
[513]
and you figure that out, you'll stop bidding where聽 it's going to be profitable for you. You won't bid聽聽
[518]
too high. You don't want to go to an auction like聽 80 percent of the people do. They show up at auctions,聽聽
[524]
they have no training, they have no idea what聽 they're going to sell a property for, and they're聽聽
[528]
just there for bidding and they want to try to聽 win the auction. Let them win the auction. You're聽聽
[534]
worried about competition, you won't get a property聽 every time, but there'll be some auctions you'll聽聽
[539]
get 3 or 4. Now, my professional investors聽 do this online. You need to be very careful online.聽聽

Anybody can go online. It's a bonanza for people聽 that don't know what they're doing. They think聽聽
[551]
they're going to get rich by Friday afternoon.聽 I'm here to tell you, this is a very systematic聽聽
[556]
way to make money. I've taught people how to make聽 money for well over 25 years. If you want to do聽聽
[561]
this, you need to learn a step-by-step process. Yes,聽 I'm in the business of doing that but ,don't worry聽聽
[567]
about competitors. If you get beat, so what? There's聽 always going to be another auction. but let me tell聽聽
[572]
you how big a business this is. We're talking in聽 the billions. How can I say such a thing? There's 5聽聽
[578]
thousand tax auctions every single year. Now, let me put聽 it in perspective. Every state is allowed to have聽聽
[584]
auctions. Every county within the state is allowed聽 to have auctions, every municipality. These are all聽聽
[591]
taxing jurisdictions. So, there's over 3,000 county聽 auctions, there's over 1,400 municipal auctions聽聽
[598]
and many of those auctions the state is allowed聽 to have multiple auctions. For example, they might聽聽
[603]
have an auction in your county, but they didn't聽 get everything sold so they wait 30 or 60 days聽聽
[608]
and they'll have another auction. And the people聽 that went to the auction will be the only ones聽聽
[613]
that know about it. So, some of these there's very聽 little competition and if you show up in a room聽聽
[618]
and there's 400 people in there, you think you聽 won't get something but I'll tell you what聽聽
[622]
I've learned by going to auctions for 25 years.聽 I've learned that 80 percent of the people are visiting聽聽
[629]
with their friends and showing off. 20 percent will聽 be bidders. So, 400 people, you're going to聽聽
[634]
have 80 to 100 bidders maximum. And most of聽 those will absolutely be out of the business聽聽
[641]
at 10,000 dollars. If you're bidding on the bigger聽 properties so that you can make big money, you're聽聽
[646]
gonna find it's gonna be down to 1 or 2 people聽 in the room every time. Now, that's my experience.聽聽

I've been doing this for 30 years. I started as聽 investor, I'm still an investor. I don't get every聽聽
[657]
property but I don't want every property. In some聽 county auctions, there'll be 5 properties you聽聽
[662]
want. So, we're going to prepare you for that so you聽 can be an investor. You want to make 25, 50 or 100聽聽
