information that was being given out and

I realized after I started reading this

more and more that a lot of people

believe these things because they've

been said for so long if it becomes true

in their minds so I was able to meet

with Gary millet who owns a manufactured

home showroom right here on airline

highway and he was kind enough in his

super Cajun accent to explain the five

myths and address each and every one of

them before we even do that I do want to

what you tell everybody who you are

Riccio I am also a commissioner for a

state of Louisiana that regulates

manufactured houses I have been in this

business now for 42 years so I have

learned a lot about the construction of

our homes there's a lot of things a lot
[115]
of myths that people talk about our
[119]
products and they are all false
[122]
the very first one is that all homes
[125]
attract toenails that's a myth folks is
[128]
the way they are active today there are
[131]
more actors on a manufactured home this
[134]
house as healthy as it is when we put it
[137]
together okay we got two sections we put
[140]
together this house will weigh about
[142]
seventy thousand pounds we put it
[145]
together and we enter the center of the
[148]
house we aim to the side of the house

and we the horizontal airs so there's no

other left on this I promise you

this house will withstand more wind than
[159]
a house that's built on pills a common

theme when it came to the comment

section of the manufactured homes was

the fact that the type of building

materials and I know for myself that I

thought the lot of the building
[174]
materials were inferior but the way that

Garry explains the type of building

materials that are used in manufactured

homes and what guidelines they have to

follow in order to get that

manufacturing home put on a lot is a

little bit more than a lot of people

think and of course the guidelines have

changed over the years but like I said

off we have there's three categories of

manufactured homes you probably can

relate to what I'm gonna tell you better

if I do it in automobiles Chevrolet

Cadillac or Sadie's and materials that

are put in those homes or depending upon

which one you think you as a customer if

you come to me and you say listen this

is my budget what I'm gonna take you in

a home that fits your budget it might

not have the same materials as the

Mercedes or the Cadillac but it's gonna

have materials that hard approves the

other thing about this foam in the

bottom is the the winds all thermal

penguins just like you would put on your

site Bill Thompson you get appliances

and all of these cabinets are real wood

ok so don't tell me about in theory ok

there's no such thing in our industry

when you go back to the comments section

a lot of people mentioned

insulation and their utility bills you

had something there utility bills were

pretty low and you had some saying that

they were a nightmare

well Gary and I went ahead and discussed

that as well you know you're gonna have

an utility bill the whole time you

living in this home if you don't add

that insulation and the time it's being
[271]
built at the factory you can't put it in

boats that's why we should probably

suggest you do it like I said this house

has all 30

it has our 19 insulation because of the

2 by 6 on wall and r22 in the floor so

people couldn't blow in insulation after

the fact no no got a place to get in the

with the comments with it related to the
[301]
type of people that owned manufactured

homes I want to address this first in

the fact that there are many people that
[308]
live in manufactured homes and this hurt
[311]
me because people are people and you
[315]
never should judge a book by its cover

I know this sounds super preachy but for

goodness sakes where a person lives does
[323]
not make them the person that they are
[325]
and gary addresses this as well first

off I would never ever say that a
[332]
customer of mine you know was the
[334]
deplorable listen I make my limits on
[338]
customers they can't afford to go out
[340]
and buy us a new house that's why I come

to me and you never do it for the price
[349]
of my my price per square foot it's
[353]
probably $100 a square foot less than
[356]
you building and that's gonna determine
[359]
how you build it because if you build it
[362]
the way this home is there that's why
[365]
the customer comes to me because I can
[368]
help to get in a home at a much more
[371]
affordable price everybody can't afford
[373]
a Cadillac or a Mercedes you know it's

just can't so if they can't afford that
[379]
boat they come in here this is gonna be

their biggest and best but they make in
[382]
their life and I'm telling you that's

all a myth about people who
[387]
by manufactured homes or doubles you
[391]
know you know the phone you just don't
[394]
want it mean cars go down and buy you
[395]
mobile homes go down in value it's a car
[397]
you sleep in I mean that's what you're
[399]
dealing with so if you want to rent one

that's fine

that is totally false I mean listen you
[410]
drive off and have tell me you lost ten
[415]
thousand dollars just for driving it off
[417]
the line that's not the same thing with
[419]
our homes what's the demand that's what
[422]
regulates the price of any home cuz I've
[425]
seen subsite bills now put that started
[428]
out at 150 or 200 thousand dollars and
[430]
when they've got time to sell oh god it
[433]
was terrible okay so now we're on line
[436]
number five and this is not true of
[439]
every single area and it is true in some
[442]
other areas but they say that you'll
[444]
never gain value on your manufactured
[447]
home in some areas they say if you take
[450]
off the tongue and you lay it on a
[453]
foundation it's considered real property
[455]
and no longer personal property here you
[458]
can finance a manufactured home with an
[461]
Rd loan or an FHA loan and it's easy in
[464]
other areas it's not so easy so make
[468]
sure you do research first before you
[470]
decide to purchase a manufactured home
[472]
and see what the resale value is in your
[474]
area you can always contact a real
[477]
estate agent if you're thinking about
[479]
selling your manufactured home and you
[480]
do want to gain value I'm going to make

ways you can gain the most money out of

lookout for that so make sure you

is not a real house if 100 percent is a

real home it is an asset and it can be

resold if it's taken care of

and now for a few bonus tips this is one

that came up not only in the comment

section but I have heard this for many
[562]
years and it was about the type of glue
[565]
that they use to put together the
[567]
manufactured homes it was told to me

that it attracts rodents and pests and
[572]
especially in German cockroaches but
[575]
let's go ahead and hear what Gary has to

another myth there's no question

housekeeping

plays a big deal here you know I have

lived in four different manufactured
[593]
homes in my lifetime did we have we have
[598]
roaches yes guess what we did we
[601]
sprained

I've lived in a house that had okay you
[608]
don't have some kind of pest control or
[611]
if you do it yourself just do it
[613]
randomly but that's all a myth folks
[615]
because we're never the same materials

in this house I used to build a sidenote

house you mentioned that people

oversizing for their mobile homes and

the other thing is they not only put the
[633]
air conditioning outside to end up
[635]
singing window you just in so tell them
[638]
why that's a bad idea

well first off in a manufactured home
[642]
the manufacturer gives us the BTU rate
[645]
the BTU rating is the size that the duct
[649]
works can take in that house
[651]
now psycho pounds use 500 BTUs as a
[657]
guideline for the leach 500 square feet
[660]
and our deal is not that way because we
[664]
put so much installation we'll have a 16
[667]
by 8 on this house this is a 32 by 64
[670]
1,800 square feet this house will take a
[672]
trick down there now if you want a food
[675]
to air our own sanity okay because it's
[679]
gonna blow out your horn

you're gonna have a mole okay yeah I'm
[683]
telling it it's gonna happen if you
[685]
oversize the air conditioned this is
[686]
what it does it turns on close the house
[689]
down quick and turn it off okay let's
[692]
just say you've got your air
[693]
conditioning your thermostat set at 68
[695]
okay and the dew point outside it's
[699]
seven okay and guess what's gonna happen
[703]
between the walls that you won't see
[705]
just like that glass ice more having the
[709]
condensation on the outside you're gonna
[711]
have condensation in your walls but you
[713]
won't see it because it's in the
[715]
installation it's between the sheetrock
[717]
the installation the OSB that's on the
[721]
outside that's you that's you barrier

and then you've got your vinyl siding or

your hardy plant would you have a one

you want to run out it's gonna happen
