from the heart advice on the brass tacks聽 on the basics that they need to survive聽聽

thrive and succeed in the dubai market now聽 before i get to the nitty-gritty show real fast聽聽

there's a lot of agents who are you know聽 reaching out to me and i'm sure this is聽聽

happening with other agents in the dubai market as聽 well who have a decent social media presence where聽聽

agents from canada south africa pakistan india聽 agents who've got experience in the real estate聽聽

market are looking to move to dubai to work in聽 real estate right uh why not right the buyers聽聽

are open for anybody and everybody to come over聽 and succeed okay now if you want to there is a聽聽

how to start well in dubai what to do how to聽 find mentors etc etc it's there you should go聽聽

but let's talk brass tacks let's talk the absolute聽 basics uh you know for instance today somebody聽聽

reached out to me from india they've got five聽 years of real estate experience what will it聽聽

take for them to become successful in dubai so聽 this is an agent who's already got five years聽聽

of realistic experience somebody else reached out聽 to me and they said look i've got a wife two kids聽聽

i'm thinking of moving to dubai and starting out聽 uh in real estate okay so what do we have we have聽聽

experienced agents and we have completely new聽 people who are looking to start off as their聽聽

real estate dubai as their career look i will聽 never discourage anybody over here because with聽聽

the right mindset whether you've got experience聽 or not whether you're new or not you can succeed聽聽

and that doesn't just apply to dubai real estate聽 market it applies to everybody anywhere in any in聽聽

any career around the world right except maybe uh聽 some very unique situations okay now let's i said聽聽

i'm going to talk bro brass tacks real basics okay聽 here's the thing if you're going to move to dubai聽聽

or if you're already working in dubai and want to聽 make a shift to the real estate business here's聽聽

something that i would like you to consider as聽 a list that you must absolutely have number one聽聽

you should absolutely let's you let's use black聽 okay you should absolutely have six months of

money to survive in dubai okay real estate聽 as a career or a profession as a broker there聽聽

are generally no base salaries okay any company聽 that's worth its salt and knows what it's doing聽聽

is never gonna give you a base salary okay聽 there are some companies sometimes you know聽聽

let's call them new kids on the block they come聽 over uh they've got a big investor with a lot聽聽

of money they'll give you some salaries but you聽 know then that company sometimes might not be聽聽

worth working with or for because they don't聽 know what they're doing therefore you're gonna聽聽

end up wasting time now essentially speaking you聽 should have six months of money in your kitty聽聽

whether you're in dubai and moving into the聽 real estate profession or if you're moving to聽聽
[251]
dubai now you might ask me what does six months聽 mean right what does six months of uh money mean聽聽

hey everybody's standard of living is different聽 so you could potentially survive in dubai at 3聽聽

six thousand nine thousand twelve thousand fifteen聽 thousand that's going to be totally up to you okay

identify what your living style is and then聽 multiply that by six and that's the amount聽聽

of money you absolutely must have in your pocket聽 okay now for those people who say they've got five聽聽

years of worth of experience uh in real estate聽 in their present country i'd imagine they're聽聽

successful they know what they're doing there's聽 they should have this kind of money available and聽聽

why it's so super important is because look in the聽 dubai market when you're new even if you've lived聽聽
[309]
that born and raised by it doesn't matter it's聽 gonna take you approximately three to six months聽聽

to start becoming successful to start getting your聽 you know wheels off the ground so on and so forth聽聽

number two as a real estate agent the number聽 one thing that you must do even though one聽聽
[330]
is this but number one thing you must do聽 and there are two things you must do over聽聽

here is essentially speaking you should have聽 a car and a rera license okay and i'm going to聽聽
[343]
address this as first i'm going to talk about聽 number three and then i'm going to talk about聽聽
[349]
company okay here's the thing let's talk about聽 company first and then we'll come back to聽聽

car and radar when you come to dubai essentially聽 speaking there's maybe about five or six good top聽聽
[362]
tier companies they're huge they're good they know聽 what they're talking about then there's tons and聽聽
[367]
tons of companies in the middle range and there's聽 there's a lot of companies at the absolute bottom聽聽
[372]
range okay the absolute bottom you need to avoid聽 uh the absolute top you might not get hired if you聽聽
[379]
can't go through the interview process somewhere聽 in the middle to the top is where you should be聽聽

aiming to start out with what do i mean okay聽 in dubai okay now let's link point number two聽聽

to point number three as a realtor imagine you're聽 a car painter and as a realtor there's two things聽聽

that are super important what are two things that聽 are super important to a carpenter i'm gonna say聽聽

a hammer and nails right without a hammer and nail聽 you know you're not really a carpenter as an agent聽聽
[407]
or a real estate broker in the dubai market or聽 anywhere almost a car is going to be super super聽聽
[413]
important right and your real estate regulatory聽 license okay these two things kind of go hand in聽聽
[419]
hand because if you don't have a car you can't聽 take your clients to viewings you can't show up聽聽
[423]
to appointments on time and then you kind of like聽 stuck so while you should have this much money to聽聽
[429]
survive while you start bringing the money in you聽 should choose a company because here's the here's聽聽
[435]
the kick kicker you can't start driving a car on聽 a local driving license unless you have a proper聽聽
[443]
company that gives you something called a dubai聽 residence visa okay this is super critical okay聽聽
[452]
so as i said there's the top six seven companies聽 uh they're looking for experience local experience聽聽
[459]
if if it's not too difficult hey try to get into聽 one of those or the middle tier okay the lower聽聽
[466]
tier avoid them because essentially speaking what聽 they're going to do the lord here is not going聽聽
[470]
to give you the company residence visa therefore聽 you can't get the car and you can't get the rear聽聽
[475]
license and the analogy of a carpenter essentially聽 speaking a carpenter without nails and a hammer聽聽

is pretty useless a real estate agent it's聽 difficult i'm not going to say useless聽聽

but i'm going to share one example of a story of聽 somebody who made it without a car but the first聽聽
[491]
thing or the fastest thing you must do is you聽 have to get a car uh and your rear license now聽聽

okay apart from living expenses you should have聽 car expenses and you should have a phone or phone聽聽
[506]
expenses so you could pay your mobile phone now聽 i'm good as i said look if you really really want聽聽

you'll find them but these are the absolute basics聽 you must have be able to survive for six months聽聽

with this budget per month you select your budget聽 okay there are people who are okay here there are聽聽

people who are okay here a car and rear license聽 is an absolute must and you can only get that if聽聽

your company that hires you they're not going聽 to give you a salary but they should give you聽聽

a residence visa so you can get this and this聽 now can you survive without this without this聽聽

is kind of illegal so i'm not going to talk聽 about this but can you survive without a car聽聽

now here's the thing in dubai there are certain聽 areas where you could focus to work as an agent聽聽

and let's take for example business pay okay聽 business bay is an amalgamation or a big area of聽聽
[570]
i don't know maybe about 300 or so buildings聽 150 commercial buildings etc so on and so forth聽聽

what does that mean if you were to just focus聽 in one small area you could survive you could聽聽

thrive without a car this is one of my close聽 friends story okay we will not name him maybe聽聽
[592]
i'll interview him at a future date uh 2015聽 i see him start he moves from india to dubai聽聽

he's a very mature person he's you know i think he聽 was 48 at that time okay 48 years old he moves to聽聽
[607]
dubai and he decides to focus in just the business聽 bay area um without a car right he has no car聽聽
[615]
okay he's waiting to get his deals in place so聽 he can get a car uh and you know all his viewings聽聽
[621]
he would go you would use public transport he聽 might walk might take a taxi so on and so forth聽聽

today if you focus in the business bay downtown聽 area you know scooters are in vogue you could聽聽
[633]
probably use them yes it's a little hot but hey聽 my friend did it and here's his story i think聽聽

in the beginning he closed one deal two聽 three a rental and i think in the sixth聽聽
[646]
to ninth month he sold uh a commercial office so聽 he focused he sold the commercial office worth聽聽
[655]
uh 16 to 20 million dirhams okay i think聽 total commission might have been approximately聽聽
[664]
100k to 200k uh from which you know at 100k he聽 would have walked away with 50k at 200k he would聽聽
[673]
have walked away with 100k so in about six to nine聽 months dedication with this kind of investment put聽聽
[680]
in place he had good company good uh people聽 supporting him with the visa and everything聽聽

he essentially made this but however he you know聽 48 i'm not going to say he's old he was mature he聽聽
[692]
was mentally mature and he stuck to his game plan聽 right he didn't give up he focused in one area聽聽

it was business bay if you want to know uh and聽 he just wouldn't give up right and he chose聽聽
[704]
commercial real estate uh as as if you'd like聽 me to interview him uh i'm happy to do that okay聽聽

so essentially speaking guys look for fluffy or聽 for mindset videos there are video videos out聽聽

there i've put them if you want to become an agent聽 but if you want to start this is where you should聽聽

be this is very critical this is very critical聽 this is up to you this you cannot do without a聽聽
