Residential, and today we're talking
about homeowner association fees. So

I'm sure it's your favorite topic—

—Yeah.

So can you can you let me know what exactly
[48]
is included in a homeowner's association
fee? So like what does it cover?
[53]
So the fees that you would pay would
[56]
cover things such as taking care of the
[59]
facility if there is one within the
[61]
community the staff that take care of
[67]
the facility, upkeep, maintenance,
[70]
including in and around the entire
[72]
community so whether that's mowing or
[75]
snow removal—
[76]
—That's not mowing your
[78]
—Not your yard, that's extra but seasonal
[84]
lighting, all of those types of things would
[86]
be included in your fee. Also different
[90]
events, some programs would be included
[92]
in that, and then if there's not a
[95]
facility then it would just strictly
include enhanced maintenance, all the
[100]
other things that I just mentioned.

- So like when you say programs or—
[103]
things like festival light—
[107]
- Or Stampede breakfast. So for instance
right now we're in the Cranston
[111]
homeowners association, they have an
amazing breakfast that they do every
[116]
year for Stampede and that would be
included. So you would come with your—
[121]
with your family to that event.

- Do all residents pay a homeowner
association fee?
[126]
- Yes they do.
[128]
And when you say residents,
obviously people who would live
[130]
in the community and people who—
how about tenants?
[137]
Same thing?
[138]
- Well tenants, it depends on what their
[141]
arrangements are with the people that
they're renting from but it is on the
[146]
responsibility of the condo owner to
make sure that their account is in good
[150]
standing so that their tenants would be
able to utilize any facilities that we have.

- You mentioned not just condo owner
or like any resident?
[159]
- Any resident, that's right.
[161]
- And do you know how are they collected,
and how often?
[164]
- So once a year you'll get an
invoice in the mail that can be paid for
[169]
by going to the HOA facility if there is
one. If not, there's an online payment
[174]
arrangement that you can make but again
that's something that you would want to
[178]
speak to your individual HOA association
to find out what the best way to do that is.

below. Is there a difference between a

homeowner association for condos or
single-family homeowner associations?
[196]
Or kind of all the same?
[197]
- No it's the same. So
anybody living in the community would
[201]
benefit from the perks of living in a
community that has a homeowner's
[205]
association so whether you're in
single-family or a condo and all things
[210]
are open for the entire community.
[211]
- Great. And are homeowner
association fees negotiable?
[217]
- No they are not. So there's an encumbrance set on
[221]
your individual title and that's
done through the planning process of
[226]
creating that community.
[228]
- And in your opinion, what's the average
homeowner association?
[232]
- So they do vary depending on
what the size of the community is and
[237]
what's involved. Whether it's just—if
it's a small community or if it's a very
[243]
large community with something like a
lake. The rates do vary so I would say on
[248]
average they run from one hundred to
five hundred dollars a year.
[253]
Not per month, a year.
[254]
- Let's say I don't use
anything, I don't—either I don't like it
[258]
or it's just like, it's just not in my
lifestyle, what happens if I don't use
[262]
any of the facilities, any of the amenities,
do I still have to pay the HOA fee and
[267]
why would I have to pay that?
[269]
So yes, you
do still have to pay the HOA fee but you
[273]
need to think of it as not just the
events that maybe are happening in a
[278]
community or going to use a tennis court,
but we get back to being pride of
[282]
ownership. So your fees go towards
everything that's happening within the
[287]
community and so for a lot of us maybe
that's only say thirty bucks a month. If
[293]
we you know, if you really break it down
and so to me that's three coffees really
[298]
right, to make sure that you have pride
of ownership when your friends and your
[302]
family come to visit you and your
community but what we would encourage is
[306]
that if there's something that isn't
happening through your HOA,
[311]
bring that up you know. Go to the AGM
or just go to the facility and ask for
[317]
the events that you want or ask for the
games or whatever it is that you're
[321]
looking for that would help create that
sense of community or sense of belonging
[324]
for you. Let us know and we will try and
implement it as much as we can.

- One thing
[329]
I wanted to ask in terms of maybe maybe
not related to fees, but let's say you
[334]
wanted a new activity in the community
and let's say—let's just say for example
[341]
the community doesn't offer hockey right
and you want to put together like a
[348]
drop-in hockey activity Monday nights,
how do you—how would you go about
[355]
doing that in a homeowner's association?
[358]
- So it's really easy you would just talk to
[361]
the facilitator,
find out is the ice rented on that day
[366]
is it not, and try and work it out that way.
[369]
- Okay cool.
[370]
In terms of fees, so what happens if you
don't pay?
[377]
- If you don't pay, then your
[378]
account does go into delinquency and
then we would hope that you would pay
[386]
within within the next 30 to 60 days. If
that doesn't happen there is the risk
[392]
that you can be sent to collections to
collect the funds.
[396]
- Got it. But the fees usually
[397]
it's pretty reasonable, it's not—
[399]
- So minimal, yeah exactly. So as we were just
[401]
saying it's we're ranging from $100 to
$500 a year and so when you look at it
[407]
that way, it should be pretty manageable
for almost every person in the community.
[413]
- Perfect. Do you have anything
to add in terms of
[415]
homeowner association fees?
[417]
- Nothing on the fees. I just—I think
that if you want to find out ways for
[424]
you to enjoy your community or your HOA
a little bit more then feel free to
[431]
bring your ideas for it, everybody's
always excited to find new and exciting
[434]
things to do.
