correctly price your home for sale. Today I'll be聽 talking all about preparing your house for sale.聽聽

and they will come to you. Now, most people聽 know that when preparing your house for sale,聽聽

decluttering and basic cleaning are kind of a聽 bare minimum. But make sure to watch till the聽聽
[74]
end because there are a few other ideas that I use聽 to give my sellers a secret weapon when selling.聽聽

Let's get started. Decluttering. So you've got聽 stuff. We all do. It's a thing. Especially when聽聽
[87]
you have kids. Oh my gosh when you have kids.聽 The stuff they collect is never ending. Toys and聽聽
[92]
books and Legos庐 and cars and dolls and plates聽 and boxes...sorry where were we? Oh right all聽聽
[98]
the stuff we have. So yeah you've got stuff. But聽 someone who wants to buy your house doesn't want聽聽
[102]
to see any of it. So what do you do? You've got to聽 figure out a way to put it all away and declutter.聽聽
[108]
So your goal through this process is not only to聽 remove everything that makes the house look messy,聽聽
[113]
but also to make the house look like聽 it's almost not being even lived in.聽聽
[117]
For example, the kitchen counter should聽 be free of just about everything.聽聽
[121]
Also, take out furniture where you聽 can - especially the bigger pieces.聽聽
[125]
You want enough to show that the聽 room is large enough for furniture,聽聽
[128]
but not so much where the buyers will have聽 to actually step around to see your house.聽聽

Now obviously I know this is not how聽 people live and it might seem extreme,聽聽
[138]
but removing as much as you can makes a huge聽 difference in the perception of open space.聽聽

As far as what to do with all聽 the stuff you're taking out,聽聽
[146]
obviously this is a personal choice. For me,聽 renting a separate storage space while selling聽聽
[152]
your house sort of seems excessive and a huge聽 amount of hassle having to take things back and聽聽
[156]
forth. So some people start packing everything聽 early and just load up the garage full of boxes.聽聽

This is not a bad idea, but if you decide to do聽 this, try to stack things where the cars would聽聽
[167]
normally go, and try to mimic the size of a聽 car. Potential buyers need to visualize how聽聽
[173]
their cars would fit and see the walls so聽 they can see how they would use the space.聽聽

Also don't stack boxes under the attic entry聽 because the home inspector needs to get up there.聽聽

Cleaning. I think cleaning is a really personal聽 area. You know, one person's clean is another聽聽
[188]
person's dirty. If you're able to, I recommend聽 paying for a cleaning company to do a deep clean聽聽
[194]
prior to listing your house. You could do it聽 yourself, but these people will come in and get聽聽
[199]
your house clean in a way that you either can't or聽 you may not have a patience for. But if you're not聽聽
[204]
able or don't want to pay somebody then roll up聽 your sleeves and give it your best shot. You'll聽聽

want to clean every surface of your home including聽 the walls and the baseboards. Sometimes you'll聽聽
[213]
just use a duster but other times you'll really聽 have to scrub. Fixing. These next three areas聽聽
[219]
are pretty closely related, so let's just skip聽 ahead. Pre-listing inspection. I'm guessing that聽聽
[224]
most people want to do as little as possible聽 when they're fixing their home up for sale.聽聽

Nobody wants to put money into something聽 that they won't get back, I totally get it.聽聽

But look at it this way - unless you're going聽 to be selling your house as-is, you're likely聽聽
[238]
going to have to fix something up anyway. Not many聽 buyers will want to buy a house that's in need of聽聽
[242]
major repairs, so let's try and get ahead of it.聽 I usually always suggest that my selling clients聽聽
[247]
get a pre-listing inspection. If you've never聽 heard of this, it's exactly what it sounds like.聽聽

It's a regular home inspection like what you聽 would get on the home you're looking to buy,聽聽
[257]
but you would get it done on your house before聽 you list it. So you would hire a home inspector聽聽
[261]
who will check everything in your house and聽 give you a complete report of any issues or聽聽
[266]
repairs that are needed. By doing this, you get聽 to choose what's going to get fixed ahead of time,聽聽

and you won't get caught by surprise when the聽 buyer submits their list of things to fix from聽聽
[276]
their own inspection. Now there's another nice聽 side benefit to this as well. If you choose to fix聽聽
[282]
everything on the list, you can actually use聽 this as a marketing tool when you list the house.聽聽

In the description of your listing you could聽 say "pre-listing inspection conducted and聽聽
[292]
all major repairs completed. Report is available".聽 Competition. When you're selling your house,聽聽
[298]
your house will be competing against聽 other houses to catch the eye of a buyer.聽聽

So what do the other houses look like? What are聽 you being judged against? In the 2nd video of this聽聽

when selling your house. You can watch that video聽 right here. So after you've already decluttered,聽聽

deep cleaned, and fixed your house's major聽 problems, find the 3-5 most comparable houses聽聽

to yours and look carefully through their pictures聽 online to see if you can get any more information聽聽

about what the house is really like. However if聽 you're going to list your house with a real estate聽聽
[331]
agent, ask your agent to take you through those聽 properties. When you walk through, take note of聽聽
[335]
what you find. For example, is there a strange聽 odor? Or are the white kitchen cabinets really聽聽
[340]
just painted and starting to flake off? By walking聽 through, you'll know exactly what your competition聽聽
[345]
looks like and have a better idea of how you need聽 to prepare your house to compete against them.聽聽
