all about the referencing so it's going

to start off with the employers

reference so you're simply going to pick
[56]
up the phone and you're going to speak
[57]
to the potential tenants employer it'll
[60]
only take a few a few minutes to do this

but you want to mean to get a sense of
[64]
whether they actually have genuinely
[66]
been there for quite some time and you
[68]
can also ask how much they're actually
[70]
earning and so on and make sure that
[71]
tallies with what they've actually put
[73]
on their form now I should take a step
[75]
back here and say by the way that

there's plenty of organizations out
[78]
there that can do all of this for you
[80]
but I find that I can reference a tenant
[82]
usually within about 10 minutes maximum
[84]
so I just kind of do it myself to be

perfectly honest with you next we're
[89]
going to want to get a landlord's
[90]
reference in fact if I get a landlords
[93]
reference from where the tenant commonly
[95]
is and I'm slightly dubious about that

because don't forget if that landlord
[101]
has a massive issue with this particular
[103]
tenant it sounds really vicious but they
[105]
might be desperate to get them out of
[107]
the property and into another property
[109]
so just be a little bit cautious when
[112]
you speak to a landlord if you get a
[114]
sense that there's something not quite
[115]
right there if you get there I
[118]
personally would then ask to speak to
[120]
the landlord before this particular one
[123]
because obviously they've they've got
[125]
nothing to lose they will be deadly
[126]
honest with you ask for a guarantor if
[129]
you have any queries whatsoever
[132]
the nature of this particular tenant
[134]
just ask for a guarantor and then you're
[136]
going to carry out these references via
[138]
the guarantor ask for a decent-sized
[142]
deposit I kind of feel that if a tenant
[146]
isn't able to pay you a let's say a
[148]
month's upfront for example the bare
[150]
minimum if they're not able to pay there
[153]
are they may be going to struggle to
[155]
actually pay the rent I suggest maybe
[157]
that is the case now I appreciate you
[160]
could not going to be able to follow
[161]
that advice absolutely in some parts of
[164]
the country but in my part of the world
[166]
on this on the world on the south coast
[167]
everybody can afford I've found this to
[170]
be the case my tenants have anyway they
[173]
can afford to pay one month deposit up
[175]
front and in my opinion that's the bare
[177]
minimum that I personally will actually
[178]
accept carry out a credit check on this
[182]
individual and you need to rely on it

now there's organizations out there you
[187]
could use for example letting rest for
[188]
example open rent in LA these are all
[191]
organizations that will actually gladly
[193]
do this check a credit check for you and
[195]
it's really cheap to do and rely on it
[198]
because frankly if you get a credit
[200]
check that comes through that's a little
[202]
bit dodgy a little bit questionable
[203]
when I give you a really good indication
[205]
does it not on how they actually manage
[208]
their finances and lastly and you've
[211]
heard this one before trust your gut
[214]
this is going to sound awful if next bit
[216]
even a killer could get somebody to say
[220]
something nice about them oh that's
[222]
horrible
[223]
but hopefully you get the message that

I'm saying there trust your gut what do
[227]
you genuinely think about this person
[230]
because ultimately it's your decision as
[232]
to whether that individual is going to
[234]
be able to move into your house flat or
