speech and kind of present the latest

things that they are doing so I'm headed

there right now and on my way over there

I was thinking about the seller's market

that we are currently in and about

people that ask me you know should I try

to sell my house by owner why should I

hire a real estate broker to sell my
[41]
house should I try to sell it on my own

first and save that you know 3% listing

Commission or 6% total if they can dig

up the buyer themselves and my response

the surprising is absolutely give it a

shot if you think you can do it and you

think you've got you know what it takes

then you might as well give it a try

you know before listing it with a real

estate broker but there are some things

to take into consideration and so one of

the things you want to remember if

you're trying to do a for sale by owner

and utilize Zillow to do that it's a

great tool as well as Craigslist and

that you invest in your photography real

photographs then it's a good idea to do

buyers out there that look and target

wear you down by calling you and asking

they're trying to do is get a super good

deal on your house because you don't

have anybody representing you so you

have to be willing to say no or to

people who continually want to come back

a couple times they may be interested

but use discernment be smart and don't

let people mess with you too much if

they are it seems like they're just

trying to wear you down to get a better

deal on your house so another thing to

watch out for is preview brokers there's

a lot of brokers out there that will

prospect for sale by owners once you

make it public or live that you're

trying to for sale by owner you put up a

sign in your yard or put in added

Craigslist or whatever and know you know

do it under the guise that hey can I

come by and preview your home I may have

a buyer for you or whatever they

probably don't and they're really just

trying to list your house so it's a good

idea to just say no to them if they do

say that they have a client it's good to

vet it and ask them say hey send me a

pre-approval letter for your buyer and

I'll be more than happy to let you come

take a look at the house and open it up

also you want to make sure that you're

willing to work with buyers brokers if

and in state that if you are because

it's true that most of buyers are

working with a broker why because buyers

don't typically pay the commission to a

broker that comes all out of the sellers

net proceeds so most buyers you know

want to be represented for legal

purposes and they work with brokers and

in agents and so you want to make sure

that you are clear and communicating

that you're willing to work with buyers

brokers if you are so one of the other

things too is the form 17 please please

please make sure that you accurately

fill out a form 17 that's the disclosure

statement for a seller and disclose

everything you know about the property

to the best your ability if you need to

and you're not comfortable with doing

this on your own which most people

aren't hire a real estate attorney or

somebody to look over for you because

everyday people walk into a building on

3rd and James the King County Courthouse

and somebody walks out a winner and

somebody walks out a loser

based upon lawsuits having to do with

real estate transaction it's another

huge reason to be represented by a

broker but you know there are ways

around like having hiring an attorney to

to review that for you and make sure

that you filled filled out everything

accurately appropriately because it is a

big part of your real estate transaction
