to talk to an expert when it came to

adus and that is ryan o'connell he's

going to be sharing with us the common
[14]
misconceptions with adus the biggest
[17]
lies when it comes to adus and all the
[19]
things that you need to know before you
[20]
decide to put an adu on your property

i found out he works for a company

called inspired adus and he has a wealth

of information when it comes to these

adus and how you can use them for your
[39]
property whether you're converting a
[41]
garage into an adu or you're using a
[44]
separate unit altogether so i know ryan
[46]
knows all about all the common
[47]
challenges when it comes to adus and the
[49]
most common questions that people have

if they're deciding to put one in what
[53]
would you say is the most common
[54]
question that comes with uh putting an
[57]
adu on a piece of property i think you
[59]
know this how much is this going to cost

that's why there's so much interest in

prefab because it's like i just go on
[65]
amazon and buy this right and the truth
[67]
is site-built
[68]
houses that are like suitable for people
[70]
live in are very rarely going to be that
[73]
buttoned up and so people hear all kinds
[76]
of different things like somebody in my
[77]
comments the other day said they're
[78]
going to build for 30 bucks a square
[79]
foot that's out there now right that's
[81]
information on the internet and then
[83]
other people are like oh minimum it's
[85]
going to cost hundreds of thousands of
[86]
dollars and everybody's like how can the
[88]
answer be that far apart like where do i
[91]
where what's the truth and and the truth
[93]
is complicated so i try to i try to walk
[95]
people through that that question with a
[97]
lot of different perspectives to try to
[98]
get them to an answer that's satisfying
[100]
and helps them plan effectively for
[102]
their project really knowing what your
[103]
primary goal is
[105]
right because ads can do so many
[107]
different things it's like buying a
[109]
house it's like building a house and and
[111]
really
[112]
if you want to house grandma in the
[114]
backyard or if you want to make a place
[116]
for your
[117]
your uh adult children to move back to
[119]
your state like make that your goal
[122]
and and then all the variables that come
[124]
up you were optimizing toward
[126]
mission accomplished on that goal and
[129]
and once they internalize it and they do
[131]
that then all of the other challenges
[133]
that come up
[134]
it's like man we can get through this
[136]
together talk to people like they they
[139]
often want to jump to like a specific
[141]
question that's come up
[143]
like uh how about how big can i build
[145]
and it's like super specific right
[147]
and i'm like i'm happy to answer that

let's pull up your address you know
[150]
while it's loading what are you trying
[152]
to do with the unit uh you know tell me
[154]
a little bit more about what your goals
[156]
are for the next 10 years and where do
[157]
you see yourself a couple decades from
[159]
now are you still living in this by the
[160]
end of it i can bring back the
[162]
information that they've told me about
[164]
themselves and say like you know
[166]
are you sure you even want an adu it
[168]
sounds like you're talking about a home
[169]
office and like i get it pandemic
[172]
you and your spouse are working from
[173]
home kids are home from school you just
[175]
need sound privacy
[178]
there are ways to do like unpermitted
[180]
accessory sheds and get like a little ac
[182]
unit in there and electricity now hold
[184]
on a minute when ryan mentions anything
[187]
about sheds and not needing a permit
[189]
that is not true of all locations just
[192]
know in your area you're gonna have to
[194]
check with the county zoning if you're
[196]
allowed to have a shed with like an air
[197]
conditioning unit that it can be
[199]
required that you do not have to have a
[201]
permit some areas are going to require
[203]
and some are not he's specifically
[205]
talking about his area so
[207]
just because you heard it on the
[209]
internet doesn't make it true always
[210]
double check or even you know sb9 now in
[214]
california so there's a new rule out
[215]
here that lets people
[217]
you could build an adu or you could
[219]
build a second house and eventually you
[221]
could sell that house separately whereas
[222]
the adu you cannot sell separately so
[225]
it's like okay well could you ever see
[226]
yourself selling one of the houses if
[229]
that's the case you might want to
[230]
investigate this other new option

uh and it kind of just depends it
[235]
depends let's work through all the
[236]
details that's that's where i that's
[238]
where i come in what do you think the
[240]
biggest mistake people make in when they
[242]
go into uh doing this adu
[245]
uh adventure there's a lot of different
[247]
mistakes and some of them happen
[248]
frequently but they're not a big deal
[251]
the big one that's a big deal for me is
[253]
when i meet somebody who
[254]
is trying to create housing security for
[256]
themselves or their family
[258]
and they go into it without the budget
[260]
to finish
[261]
so if you if you hear that huge range of
[264]
costs and you prepare for
[267]
the kind of medium
[269]
high cost
[270]
and it comes out and you save a bunch of
[272]
money that's a great news story but if
[274]
you go in thinking i know i'm gonna
[277]
spend less than the average person and
[279]
then you get one bad surprise one
[281]
mistake and all of a sudden you're
[282]
halfway done with a house and you don't
[285]
have the budget to finish it that stinks
[288]
because because you you end up
[289]
engendering more costs plus you've got a
[291]
half finished project on your lot
[294]
luckily most of the projects that peter
[296]
out happen after they pay for the permit
[298]
and haven't started construction
[300]
but but still breaks my heart one of the
[302]
biggest issues i've always faced when it
[304]
comes to alternative or affordable
[306]
housing options is the sewage itself it
[308]
will require certain kinds of permits
[310]
for it to be accepted by the county with
[312]
these being attached to land i wanted to
[314]
ask ryan what it is we needed to know
[317]
for sewage when it came to a to use
[318]
because it is super important sanitation
[321]
is a big one right so like if you're on
[322]
a rural lot one of the first things i'm
[324]
going to talk to you about is septic
[325]
capacity
[327]
if you're on a if you're on a city and
[328]
you're like oh no i'm on city sewer i'm
[330]
like still not over let's talk about it
[332]
let's make sure you have capacity
[333]
because a lot of the time people are
[335]
talking about a lot of new room capacity
[338]
and it can it can really surprise them
[340]
whenever you're working with a
[341]
contractor or a adu specialist make sure
[345]
you ask them the right kinds of
[347]
questions ryan explains what the right
[348]
kind of questions are but just know that
[350]
you're interviewing them as much as they
[352]
are interviewing you you want to make
[353]
sure that the project that you are
[355]
having done is something that they
[357]
specialize in and if they can't answer
[359]
your questions maybe you should consider
[360]
hiring a different adu specialist it
[363]
pays it pays to to work with people
[365]
who've built ads before if you're in a
[366]
city that's like really friendly to adus
[369]
the planning department could be a great
[370]
resource you're if you have a builder
[373]
who's built adus before or an
[374]
architecture designer who's worked on
[376]
small spaces before then they can be
[378]
really helpful um but whatever you're
[381]
doing when you're building your team and
[382]
make sure you have somebody with like
[384]
adu superpowers on that team so that you
[388]
you know uh they're gonna go in and
[390]
fight adu details now everybody wants to
[392]
know what the biggest lies when it comes
[394]
to adus because everybody has advice so
[397]
i asked ryan what are the biggest lies
[398]
that he's heard when it comes to adus
[401]
people say oh it's so easy now it's so
[402]
streamlined for some people it's going
[404]
to be easy for for millions of people it
[406]
is going to be a streamlined process but
[408]
for millions of people there's still
[411]
lots of
[412]
unexpected complications because the way
[414]
the law works in california the state
[416]
passed a bunch of blanket laws to make
[418]
it easier then the local jurisdictions
[420]
all interpreted them a little
[421]
differently and some made it really hard
[423]
on purpose and then the state passed a
[424]
bunch more blanket laws and there and
[427]
then they all affect the same body of
[429]
code and so that's like a bunch of rules
[431]
about how to build an adu but there's
[433]
other parts of the code that are like
[435]
fire code and building code and they all
[438]
they all interact but it's not super
[440]
clear how they're supposed to interact
[442]
and then every city and county has to
[444]
decide on an individual basis how
[446]
they're going to interpret it so people
[447]
go it is super streamlined now and i'm
[450]
like you don't have to oversell adus
[452]
adus are awesome like people want a
[454]
little backyard casita they want to
[457]
convert their basement or garage into a
[458]
cool unit like people get why they're
[460]
cool you don't have to lie to them and
[462]
tell them it's easy now i've recently
[464]
heard about adu companies that are a
[466]
one-stop shop basically they do
[468]
everything so i wanted to ask ryan a
[470]
little bit more about that and if
[472]
there's any kind of dangers of hiring
[474]
somebody that is a one-stop shop when it
[476]
comes to adus there's loads of companies
[478]
that offer that and they all work
[480]
differently i put them on two ends of a
[482]
spectrum on one end you've got people
[484]
who who are trying to do as much as
[486]
possible in one company and then on the
[488]
other end you have people who are going
[490]
to introduce you to a variety of
[491]
specialists and like you're that you
[494]
have one point of contact with that
[495]
company but you actually have lots of
[497]
different vendors but both of them exist
[500]
i don't i think there's their pros and
[502]
cons depending on your individual
[505]
project and your time like if you're a
[508]
very busy professional and you get paid
[510]
hundreds of dollars an hour there's a
[512]
huge value to getting the person who
[514]
introduces you to all the different
[516]
vendors and acts as your one point of
[518]
contact your time is money and you are
[520]
happy to pay that that person a little
[522]
bit of a premium so that they pick the
[524]
best people that's one model and then on
[527]
the other side i think uh personally you
[531]
can't be perfect at everything you can
[533]
be very in and the more you specialize
[536]
the the more you're going to unlock in
[538]
that one specialty and the more blind
[540]
spots you're going to have to other
[541]
things when you get a true a to z that's
[545]
trying to do everything it's very hard
[547]
for a business like that to be really
[549]
great at any one thing that it does and
[552]
so it makes sense if you're if
[554]
architecture is really important to you
[556]
get a specialized architect if roi is
[558]
really important to you make sure that
[560]
there's a financial planner or somebody
[562]
who you trust with your financial advice
[565]
to to work with that a to z firm because
[568]
that's not their priority or their
[569]
specialty you know so i would like yeah
[571]
they exist but i would i would
[573]
supplement them and staff them up if
[575]
that makes sense everybody wants to know
[576]
what the best resources when it comes to
[578]
building anything whether it's an adu a
[580]
tiny home a shed it doesn't matter i
[583]
went ahead and asked ryan what he felt
[584]
like is the best resources for you if
[587]
you're deciding to do something like
[588]
this a lot of the time people people
[590]
kind of conflate or confuse architecture
[592]
engineering
[594]
and a lot of the different parts that go
[595]
into that pre-phase if uh if you
[599]
know a lot about about construction then
[602]
you can piecemeal it out too and do that
[604]
yourself if you don't then a good
[606]
designer or architect is a good hand
[608]
holder like a good client representative
[610]
in a lot of those cases general
[612]
contractors are good at different things
[614]
and some gcs like that part and that
[617]
they'll be honest about it and they'll
[619]
tell you yeah i can do that i can handle
[621]
those questions for you and then other
[622]
gc's are like go get plans and come back
[625]
when you're ready for me to like start
[627]
hammering and like and that's a
[628]
different kind of builder and like when
[630]
you're interviewing them it's good to
[632]
suss that out because like i said before
[634]
you're building a team and like there's
[637]
lots of different people and they're all
[639]
supposed to have strengths and
[640]
weaknesses
[641]
and you want the team note to like you
[644]
want to know the strengths and
[645]
weaknesses of the team so you can fit
[646]
the right pieces together um and if it's
[649]
intimidating you could you could get
[651]
advice on how to build teams from people
[654]
so there there are lots of ways to use
[656]
different team members now another
[658]
resource i want to add to that is if
[660]
you're planning on getting a structural
[661]
engineer because if you're attaching it
[663]
to a house because your area requires
[665]
that they be connected somehow you're
[667]
going to definitely need to have that in
[669]
order for it to be in compliance not
[671]
only with your county but you want to
[672]
make sure that's okay with your
[673]
insurance company too now i know you get
[675]
really excited and you end up joining a
[677]
bunch of groups on facebook because
[679]
they're all talking about adus but there
[681]
is some dangers in getting information
[683]
from people on the internet who knew but
[685]
you can still get some good information
[687]
so ryan explains what information you
[689]
should be taking from these adu groups
[692]
and which kind of information you
[693]
probably should just ignore yeah so i
[696]
have a facebook group where i encourage
[698]
people to to do that but with a big
[700]
grain of salt and it's like i want i
[702]
want you to get as much information as
[704]
possible right and
[706]
one of the places you can get
[707]
information is other real homeowners
[710]
it's a place i get real information that
[712]
said like it's strangers on the
[714]
internet and so you gotta you gotta be
[718]
able to read read behind read between
[720]
the lines and see oh this is real
[722]
information this this person's very
[724]
transparent they're sharing a lot or
[726]
like you learn really interesting things
[728]
i learned stuff from these homeowners
[730]
because they're on the ground building
[732]
on a daily basis and so they'll come up
[734]
with a tax credit that i'm like oh
[736]
you're applying that
[737]
interesting you're applying this energy
[739]
credit to an adu and you're doing a
[741]
rental agreement with your son so that
[743]
it applies that's a cool trick i put
[745]
that in my back pocket i go check with a
[747]
real lawyer
[749]
and like that's now i've learned
[751]
something
[752]
sometimes that same group will come up
[753]
with something like oh you don't need to
[755]
you don't need to do fire sprinklers if
[757]
your main house doesn't have fire
[758]
sprinklers it says it in the law and i
[760]
know because i've dove into that
[762]
specific subject with that homeowner
[764]
like yeah but but the homeowner has
[766]
another problem they've built so far
[768]
away from the road and the fire hydrant
[771]
that the fire department is saying yeah
[772]
in this exception you do need fire
[774]
sprinklers and so you really got to take
[776]
legal advice of the grain of salt right
[778]
like strangers on the internet are not
[779]
lawyers very important question i asked
[781]
ryan is if this is the first time you've
[784]
ever done an adu what would be the very
[786]
first step when it comes to putting one
[788]
in you want to know what the laws are in
[790]
your on your property so it's like what
[794]
city are you in or are you on a county
[796]
property and like who is the government
[798]
person who's supposed to know the rules
[801]
for you they're not always going to know
[802]
the rules sometimes you'll teach them
[804]
some stuff but like figure that person
[806]
out and like write to them and just say
[808]
back of the napkin like here's my lot i
[810]
want to do a little thing over here for
[812]
grandma give them a personal story like
[814]
you know a little heart string a little
[816]
human stuff what am i can i do an adu or
[819]
is there something else i should look
[820]
into and they're going to start the
[822]
process for you they're going to give
[823]
you the shortcuts and then you go
[825]
research then spend time googling and
[828]
watching videos on youtube and that's
[830]
the starting point figure out what the
[832]
law is where you live because
[833]
everybody's got a different law whenever
[835]
you're talking to any company about
[837]
putting in your adu you're going to want
[838]
to know the important questions to ask
[840]
them first so i asked ryan what
[842]
questions should we be asking if we're
[844]
deciding to put an adu on our property
[846]
because there's a lot of scams out there
[848]
on the internet when it comes to adus it
[850]
isn't just adus it's tiny homes and
[852]
manufactured homes as well so you want
[853]
to be armed with the right information
[855]
ahead of time so you know you can spot a
[856]
scam instantly the really specific
[858]
answer is like based on your goals if
[860]
you're like if you know
[862]
i want the little casita for for mom i
[866]
need a kitchen in there because she
[868]
loves to entertain on her own we wanted
[869]
to like if the more you know about that
[872]
the more you can find the right adu
[874]
company for you because you can say that
[876]
right off the bat and be like how many
[878]
people like me do you help are most of
[880]
your customers building a unit for their
[882]
family member or most your customers
[884]
real estate developers who are building
[886]
rental units or do you specialize
[888]
outside of california maybe they
[889]
specialize in airbnbs and like
[891]
conversions into short-term rentals and
[893]
everybody's got like a niche right and
[895]
if they can't describe their their
[898]
typical customer to you that's a problem
[900]
that's a red flag
[902]
if you're a gc
[903]
then you're a licensed contractor you've
[906]
got an insurance policy on file with the
[909]
state and and people can look up your
[911]
license make sure it's current make sure
[912]
your insurance policy is big enough to
[914]
be having multiple jobs at once and big
[917]
jobs not just small rehab um if you're
[919]
an architect you're licensed if you're a
[922]
financial advisor or lender you're
[924]
licensed and a realtor is licensed right
[927]
and so those regulations um
[930]
they exist to protect you so you use
[933]
them if it's a company and you're not
[935]
sure i think one of the one of the
[938]
things that gives me a lot of comfort in
[940]
the early phases because a lot of the
[941]
time people ask me to look people up and
[943]
it's kind of online and just drive out
[945]
and see the thing and i'll be like let's
[947]
find pictures of projects underway with
[950]
like them and those pictures if the
[953]
pictures kind of look generic or stock
[955]
i'll do a reverse image search on like
[958]
google reverse image search and just see
[960]
is this picture all over the internet
[962]
and lo and behold a lot of the time it
[963]
is
[964]
uh if it's all 3d model renderings
[967]
you're like you know there are stages of
[969]
a business where all you have is 3d
[971]
renderings it's like you haven't built
[974]
yet
[974]
and a business that only features 3d
[976]
rendering should be really honest about
[978]
that and say like this is a rendering
[980]
and if you ask them how many they built
[982]
and they say oh we built tons you know
[984]
can i see some pictures they're like no
[986]
we only have a 3d renderings that's a
[988]
bit of a weird like
[991]
a piece of advice for me as a real
[992]
estate agent and has a person who's done
[994]
enough projects around my local area the
[997]
best thing you could do for yourself is
[999]
have a good relationship with the
[1001]
building and zoning committee or the
[1003]
building and zoning in your area and
[1005]
walk them through your whole entire plan
[1008]
ahead of time that relationship that you
[1010]
build ahead of time can save you tens of
[1013]
thousands of dollars because they can
[1015]
tell you exactly how you should name
[1017]
your accessory dwelling unit on your
[1019]
property so that way you may not have to
[1021]
pay as much in taxes especially if you
[1023]
made good buddies with them a good
[1025]
relationship means
[1026]
lots of money in your pocket and
[1028]
construction is so real stated so
[1032]
every single lot every single house is
[1035]
different and and you you want somebody
[1038]
builders you want builders who know that
[1040]
region architects you want architects
[1042]
who know somebody at the planning
[1043]
department it's so it's so true that
[1045]
like we just talked about cottage
[1046]
industries it's cottage for a reason
[1049]
like it's it's tough it's tough to
[1051]
streamline and foundations are extremely
[1054]
important because
[1056]
just because your cousin was able to put
[1059]
it on peers
[1060]
does not mean that your area is going to
[1062]
allow your foundation to be on pierce
[1066]
and and the type of adu that you get
[1068]
just because the neighbor across the
[1070]
street was able to um put it on cinder
[1073]
blocks that doesn't mean that the adu
[1075]
that you're getting is going to be able
[1077]
to be put on cinder blocks that your
[1079]
type of home might be completely
[1081]
different so don't discount what the
[1082]
person that is helping you is saying
[1085]
they are an expert in their field so
[1088]
listen to what they have to say
[1090]
especially if they've been doing this
[1091]
for a while because like i said the
[1094]
neighbor across the street might have
[1095]
the wrong foundation all together so
[1098]
in five years you're gonna be watching
[1100]
your your friend's adu falling in a hole
[1102]
you know like leaning off to the on the
[1104]
side
[1105]
this is one that comes up a lot in that
[1107]
facebook group where people will come in
[1108]
and say i don't know my contractor's
[1110]
telling me this i'm really suspicious
[1112]
what do you think
[1113]
and people will give them all kinds of
[1115]
advice some people like ditch that
[1116]
contract or other but but then i always
[1119]
kind of say hey so you've got a bunch of
[1121]
advice what you should do now is go have
[1123]
a real honest conversation with your
[1125]
contractor because things are not on
[1127]
good footing if you already are worried
[1130]
all the advice in the world from us
[1131]
isn't gonna fix your relationship with
[1133]
this person and you're like in deep
[1135]
right now they are building your house
[1137]
go have an honest conversation outcome
[1139]
oriented how do we make this work like
[1143]
i need i need to trust you here's what
[1146]
would help me trust you and remind me
[1149]
that you are a professional that i am
[1150]
paying to do this project ryan connolly
