So, this is a step by step guide on how

to buy a house in Canada.

the three phases of buying real estate.

So, we're gonna break
down those three phases

and the steps within
them, so you know exactly

what you need to do when you're
buying a house in Canada.

And for first time home buyers,

I think this is really important

because you're probably
feeling really lost right now.

And that's okay.

So, what I'm gonna do here
is, we're gonna turn this
[101]
into just a conversation.
[103]
It's kind of like if I just met you,
[104]
we were sittin' down over coffee,
[106]
getting' to know each other,
[107]
and figuring out what we
need to do to make sure
[109]
you have the best experience
in buying a house.
[112]
I'm gonna run this
video exactly like that.

So, just a conversation between you and I.
[116]
We're gonna help you
find the perfect house.
[118]
Phase one, this is where basically every
[120]
first time home buyer is gonna start.
[122]
When I first meet with buyers,
[124]
usually this is where they're at.
[125]
So if right now, you're feeling lost.
[127]
You don't know where to
start, who to talk to,
[129]
where to even look for houses.
[130]
That's okay, because that's
where most people start.
[133]
And of course, the most
important thing you need to do
[135]
is you've gotta have your
down payment saved up.
[137]
In Canada, you have to
have at least 5% down
[140]
in order to buy a house in Canada.
[142]
But, if you have less than 20% down,
[145]
you've got to get default
mortgage insurance.
[147]
And I'm gonna cover that in
a larger video at some point,
[150]
but if you wanted a quick crash course,

It's talking about CMHC's changes
[156]
to default mortgage
insurance, but in there,

Step two is probably
the most important step
[169]
you're gonna take in buying a house,
[171]
and that's getting your pre-approval done.
[173]
And no, this isn't one
of those online, quick,
[176]
hit a couple buttons, boom,
instantaneous approved
[179]
for a mortgage, you're good to go.
[181]
No, what you want to do
is you want to sit down
[183]
with either your bank's
mortgage specialist
[185]
or a mortgage broker and have
them do a full pre-approval.
[189]
They're gonna verify you've
got your down payment,
[191]
they're gonna verify your income,
[192]
and pull your credit score.
[193]
They're gonna make sure
that everything is ready
[196]
to go financially for
you, because if you don't
[198]
have that done, sometimes
those things like
[201]
an old cell phone bill you forgot to pay,
[203]
they come up to haunt you
when you've got a deal
[206]
written on your dream
house, and all of a sudden,
[208]
you've got to take care
of some financial stuff
[210]
that you didn't expect,
and now you're in a panic.
[212]
You don't want to have that happen.
[213]
So, you want to get
that done ahead of time,
[215]
because then you're also
gonna feel very confident
[217]
any time you walk in the house knowing,
[218]
"Hey, I can afford this
house. I'm ready to go."
[221]
Your last step in Phase one is creating
[223]
a needs list and a wants list.
[225]
So, what you want to do
here is create a list
[228]
of things that hey, you have to have this
[230]
when you're buying a
house and a list of hey,
[232]
this would be really great
if I could have this.
[235]
Sometimes, though, it's easier
[236]
to almost kind of work
this question backwards.
[238]
Maybe start with hey, these
are deal breakers for me.
[241]
I can't have this in a
house, I'm not gonna buy it.
[244]
So, things that I would
consider as must-haves
[247]
are you know, location, and
bedrooms, maybe a garage
[249]
is a must-have, you have to have that.
[251]
And then there's some things like wants.
[253]
Want an updated kitchen,
[254]
I want a certain type of
flooring, things like that.
[256]
So, start with that.
[258]
It's not only gonna help you
when you're going through
[260]
homes because you're gonna
have essentially a checklist.
[263]
And go, "Yep, this meets that."
[265]
But it also really helps
us, your real estate agents.
[268]
I wish I could read your
mind, because if I could,
[271]
I promise you I would
find the perfect house
[274]
right away for ya.
[275]
But, we don't have that ability yet,
[278]
maybe we'll get it in the future.
[279]
So, make that list of wants
and needs, write it down,
[282]
and it'll help us find
you that perfect house.

Speaking of wants and needs,

Now you're in the fun phase, Phase two,
[308]
shopping for a house.
[310]
And this is something
that I really enjoy doing.
[313]
I like going out and
showing people houses,
[315]
even though it takes a
lot of time, sometimes.
[317]
That's okay.
[317]
I love having conversations
with my clients,
[320]
getting to know them better,
building that relationship,
[322]
and finding that right house for 'em,
[324]
because you know what?
[325]
Almost always, you know right
away when it's the right one
[327]
as soon as they walk in the door.
[329]
Okay, enough of me
rambling on about how much
[331]
I like showing houses.
[332]
You came here to learn, so let's talk
[333]
about first step in phase two.
[336]
So step one is when
you're actually going out
[338]
and physically looking at houses.
[340]
This is the fun part.
[341]
You're gonna go through
them, and you should have
[343]
that checklist I talked about,
that wants and needs list.
[345]
Go through and start
marking off, does this house
[348]
fit that criteria you've outlined
[350]
that you've said is important to you,
[352]
and sometimes it can be tough to look past
[353]
hey, this house has got a
fantastic kitchen, it's beautiful.
[357]
Make sure it fits that list
because that's important.
[359]
But I'll let you in on a little secret.
[362]
You'll walk into a house,
might be the first house,
[364]
might be the fiftieth, but
you're gonna walk in and go,
[367]
"Wow, this is perfect."
[370]
Because the mentality you want when you're
[372]
looking through houses is do
you see yourself living there?
[375]
And if the answer to that question is no,
[378]
quit the showing right then,
go onto the next house.
[380]
There's no point in even
wasting time continuing
[382]
to look through it if
you're not feeling like
[384]
that's the right house for you.
[385]
It's not the right one.
[387]
But what you will do, is
you'll walk into one house
[389]
at some point and you'll go,
"This is absolutely perfect."
[393]
And that's probably the one
you're gonna end up buying.
[394]
It's one you should think about, for sure.
[396]
As you're going through
showings, and I only book
[399]
maybe three to five at a
time, going through too many
[403]
more than that, they become a blur
[404]
and it's tough to remember them all,
[406]
but it's also nice to go
through a few back to back,
[408]
because you can compare and contrast them,
[410]
and it'll give you a good idea
of what's gonna be available
[413]
in your price point,
or in the neighborhood
[415]
you're looking for.
[416]
It'll really help having that comparison.
[418]
Now you've found the
absolute perfect house.
[420]
You gotta write an offer on
it, so let's go through that.
[423]
Now, I'm gonna talk about
conditional offers here.
[426]
I know in some of those
really hot real estate markets
[427]
in Canada, you guys are
writing unconditional offers
[430]
and that's a whole different
beast when you get into those.
[433]
But I'm gonna talk about
conditional offers.
[435]
This is what you're gonna
find in a balanced market,
[438]
or a buyer's market, and even
[439]
in those hot real estate
markets, I think this is
[442]
important to have conditions to an offer.
[444]
So, things like your financing
and your home inspection.
[447]
Those are important things,
and I highly recommend
[449]
doing them in every
single offer that you do.
[452]
Get to know that house inside and out
[453]
through things like a home inspection.
[455]
And I'm gonna go through
those a little bit later here.
[456]
Because guess what? That's the last step.
[459]
There's three big battlegrounds
[461]
when you're writing an offer.
[462]
The first one is pretty easy, price point.
[465]
The second one is gonna
be the possession date,
[467]
and the third one is
gonna be the inclusions.
[469]
Let's start off with price point.
[471]
As you're going through
houses, you're gonna
[473]
start to get a feel for
what pricing is like
[476]
in your neighborhood for the type of house
[478]
you're looking for, but
your real estate agent
[480]
is going to have to go
through and show you
[482]
all the comparables in the neighborhood
[484]
that have sold recently, higher and lower.
[487]
Don't be afraid to walk away from a deal
[490]
if it's not right, especially
on something like price.
[493]
Make sure you're comfortable with that.
[494]
An agent's gonna be able
to guide you through that
[496]
and where pricing needs to be.
[499]
Possession date is another important one.
[501]
Sometimes sellers have
specific possession dates
[503]
they want to hit because they
have already bought a house
[505]
and they're trying to overlap those.
[507]
And maybe you've got a rental
place that you're trying
[508]
to get out of, and you
want to make sure that
[510]
possession date lines up so
you're not double-paying.
[512]
So, possession date is
an inevitably gonna be a
[513]
battleground, and the
third one is inclusions.
[517]
In a house, think of it this way.
[519]
Anything that's screwed down to the wall,
[521]
that's considered including.
[522]
If it isn't screwed down
to the wall or floor,
[525]
you have to ask for it in the offer.
[527]
So, something like
appliances, a fridge, it's not
[530]
screwed in anywhere
typically, that's why you've
[532]
got to ask for things like
that in your inclusions.
[535]
Rank those as to what's
most important to you.
[538]
Whether it's price point,
possession, or inclusions,
[540]
and try to go after
that when you're writing
[543]
your offer of that order of importance.
[545]
So, if price point is the
most important thing to you,
[547]
go and try to get the
price points you want.
[550]
You might have to give a little bit
[551]
on possession date and inclusions.
[554]
So, that's kind of the quick overview
[556]
of writing a conditional offer.
[557]
The last step in phase
two is your inspections.
[560]
And you should get that house
inspected top to bottom.
[563]
Again, I know in some of
these hot real estate markets,
[565]
home inspections are a detriment
[567]
to getting your offer
accepted, but I highly
[569]
recommend you do inspections.
[571]
So, a home inspection's
gonna do a good job
[572]
of covering kind of house top to bottom
[574]
with a general overview,
but you should make sure
[576]
you get any specific
questions that are maybe
[578]
specific to your area answered.
[582]
My area in Regina, we have bad basements
[584]
because we've got very expansive soil.
[586]
I'm gonna put up a few
photos here somewhere.

You guys not from Regina
are gonna be horrified
[591]
to look at these photos and what basements
[593]
look like in Regina.
[594]
So, foundation inspections
are really important
[596]
to Regina, but two
hours away in Saskatoon,
[599]
you wouldn't worry about them
[600]
because it's pretty much a non-issue.
[602]
So, go through, get your inspections done.
[605]
That wraps up phase two.
That's the fun phase.
[608]
Phase three is kind of the boring phase
[610]
of all the phases, but
it's the details phase.
[612]
And this is really important, okay?
[615]
The first part of phase
three is removing conditions.
[618]
So, you've put all those
conditions on your offer.
[621]
You want to make sure
that those conditions
[623]
are all satisfied and you
have no more questions
[625]
with the house.
[626]
So, you've got your financing
approved the way you want it.
[629]
You've got all your inspections done.
[630]
You've got any questions asked there.
[633]
If you remove conditions
and you change your mind,
[636]
that deposit that came with that offer?
[638]
Well, now that's in jeopardy.
[640]
The seller may be able to claim that.
[641]
So, once you've removed
conditions, there's now money
[645]
in the game here that you might lose.
[647]
So, make sure you are
absolutely 100% satisfied
[650]
before you remove conditions.
[651]
Again, it's the details.
[653]
Step number two in phase three is gonna be
[656]
making sure you've got your investment,
[658]
because that's what it is.
[659]
You're buying a house,
it is an investment.
[661]
You've got it insured.
[662]
Now, people think, "Okay,
home insurance, I'm done."
[664]
That's not it, although home
insurance is very important.
[666]
You have to get that done
[667]
before you can even take possession.
[669]
But there's also two components in here
[671]
that are really important,
and that's gonna obviously
[673]
be life insurance but
also even more important
[676]
is gonna be disability or
loss of work insurance.
[679]
These things are really
important obviously
[681]
if you were to pass away,
you would want a policy
[684]
in place to pay that investment
out so that your family
[688]
or whoever you're leaving that house to
[690]
doesn't have a debt,
but also loss of work.
[693]
This is really important.
[694]
Nowadays, as people have been out of work,
[696]
having an insurance policy.
[698]
Now COVID-19 probably
isn't covered under most
[701]
people's insurance
policies, but if you were
[703]
to get injured in a car
accident or something like that
[705]
and you're not able to work,
having an insurance policy
[708]
in place to pay for that
home is really important.
[711]
The last thing you want
is to be out of work
[713]
and lose your house
because you're out of work.
[715]
I've seen it happen guys,
I've had clients who have lost
[718]
their home because of a
disability and they didn't
[721]
have any insurance in
place, so you don't want
[723]
to be in that situation where
you can't pay for your home
[725]
because you lost your job.
[726]
You finally made it.
You're at possession date.
[729]
The last step in buying a house,
[731]
and this is a fun day for me.
[733]
I really enjoy giving people
those keys and saying,
[736]
"Open the door for the first
time for your new house."
[738]
But there's a couple of things
you've gotta think about.
[740]
First off, usually when you
write those offers, you're gonna
[742]
put in there a date and
a time for possession.
[745]
So, 10 a.m. on a Friday.
[747]
Don't book your moving truck
for 10 a.m. on that Friday.
[750]
I promise you, Murphy's
Law, because you booked
[753]
them at 10 a.m., something's gonna happen,
[755]
there's gonna be a small
hiccup and a delay,
[756]
and you can't take possession 'til 12
[758]
or something like that.
[759]
So, don't book the
moving trucks for 10 a.m.
[762]
Assume things are gonna
happen but be prepared
[764]
if they don't quite happen on time.
[766]
The delays can be frustrating.
[767]
I know, I see it all the time.
[769]
And then when you get there,
you want to do a quick
[771]
walk through the house.
[772]
Make sure that all the house
possessions you asked for,
[775]
the inclusions, you know
with the appliances,
[777]
things like that, make
sure they're all there.

I've been through it before
where you go to a house,
[781]
and you asked for the
appliances to be included,
[783]
and the seller took them.
[785]
It happens, usually it's by accident.
[787]
They forget that something
was supposed to be included
[789]
and they took it with them.
[790]
So, go through that, make
sure that the whole house
[792]
is as expected, and make
sure it's in the condition
[794]
you expected, that it's been cleaned up
[796]
and everything like that.

Again, it happens, sometimes houses
[799]
aren't really in the condition
you expect them to be.

So, do a walk-through as
you first take possession
[804]
of the house, make sure
everything is as expected.

Easy peasy, you can get a house bought.
